In a $203 million deal, Silverman Group has acquired a nearly 1.4 million-square-foot industrial portfolio of some 50 micro-bay properties across Maryland and Northern Virginia.<\/p>\n\n\n

The off-market transaction for the Mid-Atlantic Micro Bay Portfolio was arranged on behalf of an unnamed group of private sellers by Newmark Managing Director Ben McCarty, Executive Managing Director Cris Abramson and Managing Director Nicholas Signor. Newmark Senior Financial Analyst Henry Pleszkoch and Financial Analyst Sam Slater also supported the transaction.<\/p>\n\n\n\n

\u201cThis acquisition builds on our continued focus on micro-bay industrial as a core investment strategy,\u201d said Blake Silverman, president of SL Industrial Partners, part of the Silverman Group. \u201cWe\u2019ve built an operating platform designed to scale across high-density markets while maintaining a hands-on, tenant-focused approach. We see long-term fundamentals supporting this product type.\u201d<\/p>\n\n\n\n

SL Industrial Partners, part of the Silverman Group, oversees the leasing and management of 30 million square feet of existing assets across 21 states, along with a development pipeline totaling 15 million square feet. In addition to industrial and flex properties, the Silverman Group\u2019s national portfolio includes office assets, retail space and 5,000 multifamily units.<\/p>\n\n\n\n

The Mid-Atlantic Micro Bay Portfolio acquisition comes several months after The Silverman Group purchased the Richmond Airport Logistics Portfolio<\/a>, a six-building, 1 million-square-foot industrial portfolio in the Richmond, Va. It was one of the largest industrial transactions in the local market last year.<\/p>\n\n\n\n

Small-bay strength<\/strong><\/p>\n\n\n\n

The Mid-Atlantic Micro Bay Portfolio encompasses properties in Capitol Heights, Glen Burnie, Hyattsville, Laurel, Forestville, Rockville, Gaithersburg, Frederick, Beltsville, Greenbelt and Upper Marlboro in Maryland, as well as Fairfax, Manassas and Chantilly in Virginia. The assets serve about 600 tenants focused on local and regional distribution, light industrial, service-oriented and last-mile logistics uses.<\/p>\n\n\n\n

Small-bay industrial<\/a> has become one of the most resilient segments of the U.S. industrial market, noted Jack Fraker, Newmark\u2019s president & global head of industrial and logistics capital markets, in a prepared statement. Because of multiple factors\u2014fragmented ownership, diversified tenancy and consistent local demand\u2014well-assembled portfolios in such core corridors as the Mid-Atlantic are attractive to institutional capital seeking durable income and downside protection, he added.<\/p>\n\n\n\n

Constraints on new supply and durable tenant demand are generating renewed investor interest in smaller-format and infill assets, according to Newmark Research. The trend helped boost national industrial sales volume 11 percent year-over-year through the third quarter of 2025.<\/p>\n\n\n\n

Micro Bay Portfolio locations<\/strong><\/p>\n\n\n\n

Two of the buildings are located at 8000-8046 Fernham Lane in Forestville, Md., about 4 miles from the Washington, D.C., border and 10 minutes to US Route 301. The two buildings have a combined total of 44,047 square feet of space and feature 18 drive-in bays along with 18-foot clear heights.<\/p>\n\n\n\n

Virginia properties include 13901 Willard Road and 14100-14101 Parke Long Court, both in Chantilly.<\/p>\n\n\n\n
