AllianceBernstein sold the asset for $55 million in a deal brokered by Eastdil Secured.<\/p>\n\n\n\n<p>The new owner plans to demolish the 1969-completed property and build a 320,000-square-foot office building in its place. Sidley Austin will anchor it under a 240,000-square-foot commitment, the largest private sector lease in D.C. for the year.<\/p>\n\n\n\n<p>Currently at 1501 K St. NW, the law firm will occupy floors four through 10 and a portion of the penthouse at BXP&#8217;s new office building. CBRE&#8217;s Lou Christopher and Jordan Brainard represented Sidley in the lease.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-5-office-transactions-in-washington-dc\/\">Top 5 Office Transactions in Washington, DC<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The project is in its predevelopment stages while the developer and anchor tenant work to select the architecture firm for the design. BXP expects to break ground in 2028, with delivery estimated for 2031.<\/p>\n\n\n\n<p>In fact, the firm is already conducting a similar redevelopment project in the District. To kick off 2025, <a href=\"https:\/\/www.commercialsearch.com\/news\/bxp-eyes-dc-office-building-revamp\/\">BXP acquired 725 12th St. NW<\/a> for $34 million from Hines Interests. The company is demolishing the office building and will replace it with a new 320,000-square-foot property. Its completion, expected in late 2028, will add to other upcoming <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-office-deliveries\/\">office deliveries<\/a> in the metro.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-an-obsolete-d-c-office-building\">An obsolete D.C. office building<\/h2>\n\n\n\n<p>Post Brothers purchased the 2100 M asset in 2023 for $66.8 million with a loan in the same amount from AllianceBernstein, Yardi Matrix shows. The company had plans to convert it to residential use before it entered foreclosure and AllianceBernstein took ownership in August 2025. The property was vacant at the time.<\/p>\n\n\n\n<p>Completely renovated in 2013, the office building rises eight stories and includes first-floor retail. The mid-rise is between Dupont Circle and Washington Circle, with the White House less than 1 mile away and Ronald Reagan Washington National Airport about 5 miles away.<\/p>\n\n\n\n<p>Washington, D.C., ranked third in the U.S. for office transactions year-to-date through October, according to a <a href=\"https:\/\/www.commercialsearch.com\/news\/office-report-hybrid-work-fuels-lasting-metro-reshaping\/\">Yardi Matrix office report<\/a>.
