The seller has owned the property since 1982, while the buyer has multiple properties in Manhattan, Brooklyn and The Bronx, <a href=\"https:\/\/www.bizjournals.com\/newyork\/news\/2025\/11\/19\/oved-group-penn-station-retail-buy-425-7th-ave.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to the <em>New York Business Journal<\/em><\/a>.<\/p>\n\n\n\n<p>The buyer is a privately held group operating as a fashion brand as well as a real estate conglomerate. The three-story building dates back to 1924 and includes 13,208 square feet in unused air rights.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=385913\" target=\"_blank\" rel=\"noreferrer noopener\">3301 30th Ave., Queens<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $10 million<\/p>\n\n\n\n<p>A private seller has sold the 12,000-square-foot retail property to an entity affiliated with Man-Dell Food Stores Inc.<\/p>\n\n\n\n<p>The one-story building is in the borough\u2019s South Astoria neighborhood. It dates back to 1925 and includes 24,066 square feet of unused air rights.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=669791\" target=\"_blank\" rel=\"noreferrer noopener\">57 4th Ave., Manhattan<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $9.6 million<\/p>\n\n\n\n<p>CM &amp; Associates has purchased the 3,000-square-foot retail property in Manhattan\u2019s East Village from a private seller. The buyer also secured a $8.1 million loan originated by the seller.<\/p>\n\n\n\n<p>The one-story building dates back to 1988. In September, construction permits were filed for a ten-story mixed-use building on the site, a development set to include 15 residences and 852 square feet of retail space, <a href=\"https:\/\/newyorkyimby.com\/2025\/09\/permits-filed-for-57-4th-avenue-in-noho-manhattan.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to <em>New York Yimby<\/em><\/a>. The same source mentions that demolition permits were filed, while there is no information about the buyer\u2019s plan in regard to the development.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=973853\" target=\"_blank\" rel=\"noreferrer noopener\">169-01 Hillside Ave., Queens<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $8.3 million<\/p>\n\n\n\n<p>Halstead Management Co. has sold the 12,000-square-foot retail property in the borough\u2019s Jamaica Estate neighborhood. The buyer is a private individual and the transaction was an all-cash deal.<\/p>\n\n\n\n<p>The one-story property dates back to 1931, was last renovated in 2001 and is occupied by a mix of tenants, such as CTown Supermarkets, Estates Pharmacy, Carvel and UPS.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.propertyshark.com\/mason\/Property-Report\/?propkey=962449\" target=\"_blank\" rel=\"noreferrer noopener\">9-20 Main Ave., Queens<\/a><\/li>\n<\/ul>\n\n\n\n<p>Sale Price: $8 million<\/p>\n\n\n\n<p>A private individual purchased the retail property in the borough\u2019s Old Astoria neighborhood for short of $8 million. The seller is an entity affiliated with home d\u00e9cor and tiles supplier Parma Tile.<\/p>\n\n\n\n<p>The single-story building totals 10,744 square feet and dates back to 1950. It includes 8,244 square feet of retail space and 2,500 square feet of industrial space. In late November, the new buyer filed permits for a six-story mixed-use building with 53 residences, 2,574 square feet of retail space, a 1,283-square-foot indoor amenity space and 27 parking spots, <a href=\"https:\/\/newyorkyimby.com\/2025\/11\/permits-filed-for-9-20-main-avenue-in-astoria-queens.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">according to<em> New York Yimby<\/em><\/a>.
