CPE asked experts to weigh in on the 2025 commercial real estate drivers they think will continue to gain traction in the new year. Value Adjustments<\/h2>\n\n\n\n<p>Most of 2025 saw a major price disconnect. Sellers held on to trends dating back to 2022 and earlier, while higher borrowing costs and tighter underwriting left purchasers unable to justify such valuations, noted Alan Hammer, a real estate attorney at Brach Eichler. Toward the end of the year, however, investors seemed more willing to mark their properties to market to close deals.<\/p>\n\n\n\n<p>\u201cIn 2026, price expectations are likely to reset, with sellers pricing assets based on today\u2019s financing realities,\u201d Hammer said. \u201cAs the parties meet in the middle, deal volume should rise, risk allocation in purchase and sale agreements should normalize, and things should return to traditional market standards.\u201d<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/life-companies-target-an-active-2026\/\">Life Companies Target an Active 2026<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<h2 class=\"wp-block-heading has-text-color has-link-color wp-elements-166f3e648f3a05c7f1d9a8b1e0c41227\" id=\"h-3-ai-adoption\" style=\"color:#d1443d\">3. AI Adoption<\/h2>\n\n\n\n<p>Until 2025, AI was more of a curiosity than an implemented technology for a great many in the industry. Though the technology is still in its infancy, adoption for research, underwriting and marketing workflows is only expected to multiply next year. \u201cThe difference in 2026 won\u2019t be who uses AI,\u201d said Lukas Krause, CEO of SVN International. \u201cIt\u2019ll be who uses it well. Like any tool, the advantage lies not in access but in the skill and integration behind it.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-text-color has-link-color wp-elements-ef642adeedfe23fbcda1c02d4cad6347\" id=\"h-4-record-retail-leasing\" style=\"color:#d1443d\">4. Record Retail Leasing<\/h2>\n\n\n\n<p>The idea of a \u201cretail apocalypse\u201d didn\u2019t simply perish in 2025. It was buried under record leasing velocity and packed shopping center parking lots. \u201cWhile other asset classes are chasing narratives and new use cases, retail keeps delivering what investors actually need: cash flow, traffic and durability,\u201d observed Adam Ifshin, founder &amp; CEO of DLC Management Corp.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/rethinking-the-map-the-rise-of-tertiary-retail-markets\/\">The Rise of Tertiary Retail Markets<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<h2 class=\"wp-block-heading has-text-color has-link-color wp-elements-a89e93aa3ab6976f58148779966e9d4e\" id=\"h-5-strip-mall-renaissance\" style=\"color:#d1443d\">5. Strip Mall Renaissance<\/h2>\n\n\n\n<p>Strip mall foot traffic has risen approximately 18 percent from pre-Covid thresholds, according to RetailStat. Fueled by rising suburban populations and remote work, the increase is sparking renewed investment by owners seeking to make them appear more attractive. High-quality modern facade materials, enlarged windows, improved landscaping and signage, as well as lighting upgrades are all part of these makeovers, as are technology improvements that enable in-store Wi-Fi access, mobile payments and other tech-forward capabilities, noted Mark Kluemper, an associate principal at Baker Barrios Architects. Infill Industrial<\/h2>\n\n\n\n<p>This year revealed a slower, <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-absorption-to-stay-positive-but-for-how-long\/\">more selective industrial market<\/a>, with developers responding by favoring smaller infill projects.<\/p>\n\n\n\n<p>\u201cSmall-scale infill developments have become a sweet spot, as they are more manageable in scope, easier to finance and appealing to risk-averse investors,\u201d said Steve Schnur, COO of CRG, whose firm has three such developments. One project, The Cubes at ORD near Chicago\u2019s O\u2019Hare International Airport, reached full occupancy within months of completion.<\/p>\n\n\n\n<p>Robert Smietana, president &amp; CEO of HSA Commercial Real Estate, expects continuing demand for infill sites strategically set for <a href=\"https:\/\/www.commercialsearch.com\/news\/the-case-for-last-mile-facilities\/\">last-mile delivery<\/a>, with functional clear heights and space that\u2019s subdividable for multiple tenants.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-text-color has-link-color wp-elements-806d22b2d9b4d1c5823850ce2c916889\" id=\"h-7-industrial-outdoor-storage\" style=\"color:#d1443d\">7. Industrial Outdoor Storage<\/h2>\n\n\n\n<p>This decade\u2019s surge in e-commerce, along with Covid-era supply chain disruptions, sparked <a href=\"https:\/\/www.commercialsearch.com\/news\/big-investors-gobble-up-ios-in-large-and-small-bites\/\">demand for industrial outdoor storage<\/a>. More than merely a vacant parcel, IOS requires meticulous zoning, accessibility and security, and is often proximate to ports, rail and freight hubs, according to Daniel Tropp, founder &amp; president of AEBOV Industrial Real Estate Brokerage. \u201cIOS is now a distinct and sought-after asset class, with specialized design and regulatory needs, setting it apart from traditional enclosed warehouses,\u201d he noted.<\/p>\n\n\n\n<p>Explosive IOS growth is underway in Dallas\u2013Fort Worth, Southern California and New York City, which notched a 162 percent increase in the first half of 2025 compared to the same timeframe in 2024.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-text-color has-link-color wp-elements-475bbd4d8967bd9288c493a7d4b4ad97\" id=\"h-8-office-bifurcation\" style=\"color:#d1443d\">8. Office Bifurcation<\/h2>\n\n\n\n<p>The office sector\u2019s flight to quality continued in 2025, helping broaden the already-yawning gulf between top-tier office assets and secondary properties. RTO Momentum<\/h2>\n\n\n\n<p>While remote-work flexibility has become a permanent fixture of the office milieu, the <a href=\"https:\/\/www.commercialsearch.com\/news\/office-visits-surge-in-september-placer-ai\/\">return-to-office movement<\/a> is becoming permanent as well.<\/p>\n\n\n\n<p>RTO intensified and will continue to build strength in the years ahead, advised Philippe Lanier, principal at EastBanc. The demand for modern, high-quality office space will remain greater than the supply. Reuse Acceleration<\/h2>\n\n\n\n<p>New construction is giving way to renovations of existing vacant and aging buildings.
