The first building is expected to open by late 2027.<\/p>\n\n\n\n<p>The development represents Vantage\u2019s first project in the Fredericksburg&nbsp;region. The firm entered the Virginia market in 2017.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/water-on-the-line-can-data-centers-stay-cool\/\">Water on the Line: Can Data Centers Stay Cool?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Dubbed VA4, the campus is taking shape on an 82-acre lot in Stafford County, just more than an hour away from the company\u2019s <a href=\"https:\/\/www.commercialsearch.com\/news\/vantage-data-centers-to-expand-in-2-key-markets\/\">existing facilities<\/a>, spread across the Data Center Valley.<\/p>\n\n\n\n<p>Designed to achieve a LEED Silver certification, VA4 will include closed-loop chilled water systems, liquid-to-liquid cooling, N+1 redundancy, access to dark and lit fiber and a 270-megawatt on-site substation. Amenities will feature dedicated office spaces, break rooms, multiple conference rooms, meeting spaces throughout the campus and access to retail, restaurant and entertainment options nearby.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-billions-into-a-booming-sector\">Billions into a booming sector<\/h2>\n\n\n\n<p>As <a href=\"https:\/\/www.commercialsearch.com\/news\/ai-demand-boosts-data-center-reits\/\">AI data center demand<\/a> sustains data usage and development, multiple billions are poured into the industry, with Vantage Data Centers being among the most active companies in the sector. <\/p>\n\n\n\n<p>The firm ventured into large investments and developments recently, one of them being a 1.4-gigawatt campus outside Abilene, Texas. The <a href=\"https:\/\/www.commercialsearch.com\/news\/vantage-develops-25b-data-center-in-texas\/\">$25 billion project<\/a> is currently underway and will total 3.7 million square feet across 1,200 acres, with the first facility expected to reach completion next year.<\/p>\n\n\n\n<p>Earlier this month, <a href=\"https:\/\/www.commercialsearch.com\/news\/vantages-15b-data-center-project-gets-new-partner\/\">Vantage landed a new partner<\/a> for its $15 billion project in Port Washington, Wis. The company is developing this campus as part of OpenAI and Oracle&#8217;s investment in the Stargate project.<\/p>\n\n\n\n<p>The company also secured <a href=\"https:\/\/www.commercialsearch.com\/news\/vantage-obtains-5b-for-data-center-development\/\">$5 billion in financing<\/a> for further expansion in June.
