While it <a href=\"https:\/\/www.commercialsearch.com\/news\/vantages-15b-data-center-project-gets-new-partner\/\">spreads to markets<\/a> with little previous exposure to the property type alongside insatiable demand, the ability to adequately allocate utilities and improve the public\u2019s perception of the facilities is proving to be a difficult tightrope to walk. But it is indeed possible to thread this needle.<\/p>\n\n\n\n<p>A panel of experts leading a discussion called <em>Data Center Download <\/em>at the Society of Industrial and Office Realtors\u2019 <a href=\"https:\/\/www.commercialsearch.com\/news\/sior-special-report-brokers-embrace-authenticity-in-an-automated-world\/\">2025 CREate360 conference<\/a> hosted in Louisville, Ky., provided tips on the best practices for accomplishing the above. According to the speakers, being both flexible with utilities and communicative to locals will yield net benefits to both the builders and the communities they operate in.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-challenges-and-changes\">Challenges and changes<\/h2>\n\n\n\n<p>Despite the extant <a href=\"https:\/\/www.commercialsearch.com\/news\/a-different-way-to-tackle-data-center-demand\/\">strong demand<\/a> from companies of all shapes and sizes, the ability to supply and cool data centers externally remains limited, having recently been strained further. According to the International Atomic Energy Agency, an <a href=\"http:\/\/iea.org\/reports\/energy-and-ai\/executive-summary\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">AI-supplying hyperscale facility<\/a> uses as much electricity as 100,000 single-family homes. A Berkeley Lab report from December 2024 found that these same facilities could consume anywhere between 16 and 33 billion <a href=\"https:\/\/www.commercialsearch.com\/news\/water-on-the-line-can-data-centers-stay-cool\/\">gallons of water<\/a> annually within three years.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/alternative-disruptors-right-sizing-data-centers\/\">Alternative Disruptors: Right-Sizing Data Centers<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>\u201cEveryone thinks we are geniuses, but in reality we are frustrated by the utilities,\u201d said Jim Kerrigan, managing principal at North American Data Centers. \u201cJust because you see high-voltage lines traveling through doesn\u2019t mean they like it.\u201d The industry has reached the point where it can no longer rely solely on <a href=\"https:\/\/www.commercialsearch.com\/news\/data-center-experts-react-to-80b-nuclear-push\/\">external providers<\/a> for data center needs. \u201cWith all these power crises, we need it both on site, and temporary generation.\u201d<\/p>\n\n\n\n<p>And it\u2019s not just energy needs that are the hallmarks of the sector\u2019s increased diversity. \u201cMy normal clients were once Fortune 500 companies, and they required about five to seven kilowatts per cabinet. Now, they are over 20 per cabinet\u201d Kerrigan added. These requirements will only increase, as companies like CoreWeave rapidly grow their share in the cloud computing market.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-positive-externalities\">Positive externalities<\/h2>\n\n\n\n<p>The biggest effects of these changes? Developers are now <em>building wherever possible<\/em>, as opposed to the five or six core markets of old. But almost all <a href=\"https:\/\/www.commercialsearch.com\/news\/crew-special-report-navigating-data-center-development\/\">data center developers<\/a> have come to the same realization. \u201cJust because you have a great site, the guy next door has a better site,\u201d Kerrigan noted.<\/p>\n\n\n\n<p>This is why strong relationships with utilities are so crucial to winning <a href=\"https:\/\/www.commercialsearch.com\/news\/investor-interest-in-data-centers-ramps-up\/\">site bidding wars<\/a>. \u201cYou need to have a good power story in order to advance any project,\u201d advised Todd Johnson, director of real estate for Ryan Cos.&#8217; Mission Critical sector. \u201cThat could be hearsay, past studies, what the utility company says or, God willing, landing a substation next to it,\u201d Johnson detailed.<\/p>\n\n\n\n<p>Currying the favor of utility companies is only half the battle; local residents need to be on board as well. According to panelists, their objections to the facilities\u2019 energy expenditure and noise are warranted, but they should be made aware of the added jobs and infrastructure improvements the facilities provide. \u201cOur industry has done a terrible job at educating the public about what\u2019s going on (at) data centers,\u201d Kerrigan said. \u201cOnce they\u2019re built, there are a ton of new homes, roads and schools.\u201d<\/p>\n\n\n\n<p>Developers would do well to work with, not against the locals. \u201cIn a core metro, nobody is going to pay you more for land than a data center,\u201d Johnson concluded.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Developers are becoming a dime a dozen.
