The collection comprises almost 800,000 square feet of recently acquired assets in Georgia, Nevada and California, reflecting broader <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-next-for-industrial-real-estate\/\">industrial market trends<\/a> across key logistics hubs.<\/p>\n\n\n\n<p>MDH Debt Capital Markets Director Matthew Ludwig secured the financing. His counterpart at Truist was Senior Vice President Mark Hancock, who originated the five-year, non-recourse loan. Amanda Huang, Sally Stuart, Alberto Figueroa, Le Nguyen, Jamaal Grier, James Bruno and Sai Kalidindi of the Truist National Real Estate team assisted Hancock.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-sales-volume-increased-through-2024\/\">Industrial Sales and Prices Rose Steadily in H1<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The Canyon Loan supports MDH\u2019s acquisitions of:<\/p>\n\n\n\n<p>\u2022 3970 Johns Creek, a 130,783-square-foot industrial property in Suwanee, Ga., purchased in June 2025.<\/p>\n\n\n\n<p>\u2022 Sunrise Buildings One and Two, at 4601 E. Cheyenne Ave., and 3101 N. Marion Drive, Las Vegas, totaling 509,216 square feet and <a href=\"https:\/\/www.commercialsearch.com\/news\/mdh-partners-enters-las-vegas-with-94m-buy\/\">acquired in February 2025<\/a>. This deal constituted MDH\u2019s first entry into the Las Vegas market.<\/p>\n\n\n\n<p>\u2022 Ontario Commerce Park, a fully leased, four-building 133,400-square-foot industrial park at 720\u2013780 S. Miliken Ave., in Ontario, Calif., purchased in September 2025.<\/p>\n\n\n\n<p>MDH did not reply to <em>Commercial Property Executive<\/em>\u2019s request for additional information.<\/p>\n\n\n\n<p>This was the fifth MDH industrial portfolio on which Truist has closed over the past five years, for a total of more than $1.0 billion, Hancock noted in a LinkedIn post.<\/p>\n\n\n\n<p>MDH is currently investing its Fund III, a $1.2 billion discretionary fund. The company is also planning additional acquisitions in Texas and California, Ludwig stated in prepared remarks. MDH reportedly has a further $175 million of properties under control or recently closed that have yet to be financed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-neighbor-to-a-giant\">Neighbor to a giant<\/h2>\n\n\n\n<p>Last October, <a href=\"https:\/\/www.commercialsearch.com\/news\/mdh-acquires-tesla-leased-logistics-park-near-austin\/\">MDH purchased<\/a> a 1.4 million-square-foot industrial campus\u2014fully leased to Tesla\u2014near Austin, Texas, from Alliance Industrial Co.
