Completion is expected by the third quarter of 2027.<\/p>\n\n\n\n<p>CIBC U.S. and Nuveen Real Estate are providing financing for the medical office development. The project has a budget of $123 million, according to <em>The Sacramento Business Journal<\/em>.<\/p>\n\n\n\n<p>Folsom Advanced Surgery Center is taking shape along Alder Creek Parkway and McCarthy Way, near U.S. Route 50. Downtown Sacramento, Calif., is some 20 miles away.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/top-5-u-s-medical-office-markets-by-inventory\/\">Top 5 U.S. MOB Markets by Inventory<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Originally, the structure was planned as a two-story facility, but updated designs now feature three stories, according to <em>Folsom Times<\/em>. The new plans came to be in a period of <a href=\"https:\/\/www.commercialsearch.com\/news\/is-the-rise-in-construction-costs-decelerating\/\">construction costs rising<\/a> nationwide.<\/p>\n\n\n\n<p>This center will expand access to health care, reduce patient travel times and create new job opportunities for the local community. Medical services will include orthopedics, podiatry, gynecology, general surgery and pain management, among others. The facility will also offer home monitoring and telehealth services for follow-up care, as well as full-service imaging and infusion services.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-growing-health-care-hub\">A growing health-care hub<\/h2>\n\n\n\n<p>In addition to the Folsom Advanced Surgery Center, Sutter Health began construction in June on the Sutter Folsom Care Complex, which will include a cancer and outpatient services center. The 106,500-square-foot, $145 million facility is expected to welcome patients in the fall of 2027. Sutter previously opened the <a href=\"https:\/\/www.commercialsearch.com\/news\/pmb-sutter-health-break-ground-on-sacramento-area-mob\/\">Sutter Roseville Medical Center<\/a> in 2024, in collaboration with PMB.<\/p>\n\n\n\n<p>Most recently, UC Davis opened the Folsom Medical Care Clinic in August at 14264 Innovation Drive.
