JPMorganChase has opened its new $3 billion, 2.5 million-square-foot global headquarters at 270 Park Ave. in Manhattan\u2019s Midtown East submarket. New York City\u2019s largest all-electric tower, the skyscraper features an abundance of indoor and outdoor amenities designed as a beacon for the back-to-office trend<\/a> championed by the firm\u2019s Chairman & CEO Jamie Dimon.<\/p>\n\n\n\n

One of the city\u2019s largest employers, the firm expects to have more than 10,000 employees working at 270 Park Ave. by year-end. The high-rise is one of the first new office buildings to be completed post-pandemic. <\/p>\n\n\n\n

Construction on 270 Park began in April 2021. The tower was topped out<\/a> in November 2023 and it is currently the sixth-tallest building in New York City. For the past several years, it has been the top office construction project in The Big Apple.<\/a> <\/p>\n\n\n\n

In addition to flexible and collaborative workspace, the 60-story skyscraper has eight expansive trading floors and column-free floorplates that allow for adaptable layouts. The tower features 2.5 times more outdoor public space than the previous building, including a public plaza on Madison Avenue, and has state-of-the-art technology and amenities for employees, clients and visitors. <\/p>\n\n\n\n

\u2018Future of office space\u2019<\/h2>\n\n\n\n

Designed by Foster + Partners to attract and retain talent, the new headquarters also offers amenities to keep workers happy, healthy and well-fed during and after office hours as part of a city-within-a-city format.<\/p>\n\n\n\n

JPMorganChase tapped Danny Meyer of Union Square Hospitality to create hospitality experiences at the tower that features a 19-restaurant food hall. An app will allow workers to order desk-side coffee and food deliveries. Other amenities include fitness rooms, yoga\/cycling studios, mediation spaces, medical services and mother\u2019s rooms, but also a drone port on the 50th floor for package deliveries.<\/p>\n\n\n\n

\u201cThe new JPMorganChase global headquarters could change the future of office space, especially Class A. The amenities in that building are spectacular and they have created a space that everyone should want to be in the office every day,\u201d Rob Gilman, partner & leader of Anchin\u2019s real estate group, told Commercial Property Executive.<\/em> \u201cIf other financial firms start seeing JPMorgan attracting more talent due to the space, you are going to start seeing other buildings adding on to their current amenity spaces.\u201d<\/p>\n\n\n\n

Gilman also mentioned the addition of a new tower filled with officer workers \u201cshould also help the rest of the office space market as having more people in the city every day will lead to other companies requiring it.\u201d<\/p>\n\n\n\n

Manhattan tower with green building specs<\/h2>\n\n\n\n

The property incorporates biophilic design elements such as outdoor terraces with natural plantings and 30 percent more daylight and circadian lighting. There is triple-pane glazing on the facade and automatic solar shades for greater energy efficiency. The tower has advanced HVAC filtration systems for cleaner air and the building also has double the amount of outside, fresh air and continuous air quality monitoring.<\/p>\n\n\n\n

The tower is fully powered by renewable energy and has net zero operational emissions. It is expected to achieve LEED Platinum v4 and WELL Health-Safety Rating for setting new standards in building sustainability, health and wellness. During construction, 97 percent of demolition materials were recycled, reused or upcycled\u2014far exceeding green building standards.<\/p>\n\n\n\n

Project partners<\/h2>\n\n\n\n

Tishman Speyer served as developer and AECOM Tishman managed the construction project, with New York City Constructors overseeing the frame\u2019s installation and Severud Associates serving as the structural engineer. JRM Construction Management, Structure Tone Building Group and McKissack, Turner and Valez performed the fit-out of the interior spaces.<\/p>\n\n\n\n

In addition to Foster + Partners, interior spaces were designed by Gensler, Skidmore, Owings & Merrill and STUDIOS. Vishaan Chakrabarti, architect & founder of Practice for Architecture and Urbanism, served as the project\u2019s overall design advisor. Adamson Associate Architects was the architect of record and executive architect.<\/p>\n\n\n\n
