The 20-story Class A office tower is situated in the city&#8217;s Gulch submarket.<\/p>\n\n\n\n<p>Endeavor Real Estate Group was the property&#8217;s former owner, according to Yardi Matrix data. The 330,474-square-foot tower <a href=\"https:\/\/www.commercialsearch.com\/news\/endeavor-real-estate-granite-properties-complete-nashville-tower\/\">represents the first phase<\/a> of the Gulch Union mixed-use development, which will take up a whole block in the center of the neighborhood.<\/p>\n\n\n\n<p>Delivered in 2020, 1222 Demonbreun aimed to address the city&#8217;s high demand for Class A space, which is in line with <a href=\"https:\/\/www.commercialsearch.com\/news\/office-industry-trends\/\">broader office building trends<\/a>. The mixed-use tower provides tenants with a fitness center, a 48-seat training room, an indoor-outdoor sky lounge, a micro-market and multi-level covered parking. In its five years since completion, the tower has reached 97 percent occupancy. Fielder Capital Group, Simmons Bank and Revance are among the building&#8217;s tenants, Yardi Matrix data shows. The property also includes first-floor retail space.<\/p>\n\n\n\n<p>According to a Nashville <a href=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\/insights\/us-marketbeats\/nashville-marketbeats\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">office market report<\/a> from Cushman &amp; Wakefield, this year\u2019s second quarter saw a high demand for space, with 1 million square feet of new leases signed, the highest-performing quarter for deal volume since 2021\u2019s second quarter. Phase two features a 31-story residential tower with more than 300 condos. Turner Construction led the project, which topped out in 2023. Phase three will include the hotel component as well as additional residential units.<\/p>\n\n\n\n<p>Located along Demonbreun Street and 12th Avenue South, the Gulch Union development sits in the heart of downtown Nashville, right off Broadway. The Musicians Hall of Fame is just over a mile away, providing access to I-40. The grand Ole Opry is within 11 miles and the Nashville International Airport is within 8 miles from the office tower.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-shorenstein-s-office-portfolio\">Shorenstein&#8217;s office portfolio<\/h2>\n\n\n\n<p>This acquisition represents the company\u2019s ninth office investment in the last 14 months. The firm remains committed to investing in highly sought-out markets, with steady tenant demand and strong fundamentals.<\/p>\n\n\n\n<p>At the start of the year, the company entered a partnership with Tritower Financial Group and purchased <a href=\"https:\/\/www.commercialsearch.com\/news\/shorenstein-jv-pays-96m-for-boston-rd-campus\/\">an office and R&amp;D complex<\/a> in Bedford, Mass., 20 miles outside of Boston. The joint venture acquired the 480,000-square-foot campus for $96 million.<\/p>\n\n\n\n<p>Last month, the firm also closed a <a href=\"https:\/\/www.commercialsearch.com\/news\/shorenstein-buys-bay-area-assets-for-145m\/\">$144.5 million purchase<\/a> in the Bay Area. The acquisition included 1100 Park Place and 1200 Park Place.
