Newmark represented the global biotechnology company.<\/p>\n\n\n\n<p>The firm has been a tenant at the building for nearly 10 years. Nuveen Real Estate owns the 81,976-square-foot asset, according to Yardi Matrix. The company acquired it in October 2018 from Bollert Lebeau Commercial Real Estate for $43.2 million\u2014about $547 per square foot.<\/p>\n\n\n\n<p>Located within the Sorrento Mesa submarket, the two-story facility is close to Interstate 805 and 15 miles from downtown San Diego. The city\u2019s international airport is within 17 miles south.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-making-san-diego-a-top-tier-office-market\/\">What\u2019s Making San Diego a Top-Tier Office Market<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Built in 1985, the low-rise underwent complete renovations in 2018 and was redeveloped into a life science R&amp;D building, reflecting ongoing demand for lab space across the submarket.<\/p>\n\n\n\n<p>The property has purpose-built laboratories, cGMP manufacturing space, conference rooms, break rooms and an outdoor patio, along with EV charging stations.<\/p>\n\n\n\n<p>Newmark Executive Managing Director&nbsp;John Hundley&nbsp;and Managing Director&nbsp;Jon Engle&nbsp;represented Invivoscribe.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-san-diego-s-rising-office-vacancy-rate\">San Diego\u2019s rising office vacancy rate<\/h2>\n\n\n\n<p>San Diego\u2019s office vacancy rate at the end of August clocked in at 22.6 percent, rising 350 basis points year-over-year, according to a <a href=\"https:\/\/www.yardimatrix.com\/publications\/download\/file\/7794-MatrixOfficeNationalReport-September2025\" target=\"_blank\" rel=\"noreferrer noopener\">Yardi Matrix office report<\/a>. This figure was also considerably higher than the 18.7 percent national threshold.<\/p>\n\n\n\n<p>Despite this rise in available office space, there is still <a href=\"https:\/\/www.commercialsearch.com\/news\/demand-for-lab-space-hits-10-year-low\/\">demand for lab space<\/a> in the metro. <a href=\"https:\/\/www.commercialsearch.com\/news\/alexandria-real-estate-equities-lands-record-deal\/\">Alexandria Real Estate Equities signed<\/a> a 466,598-square-foot agreement with a multinational pharmaceutical tenant for a build-to-suit research hub. The 16-year lease is the largest life science commitment in the company\u2019s history.<\/p>\n\n\n\n<p>Earlier this year, <a href=\"https:\/\/www.commercialsearch.com\/news\/iqhq-inks-50-ksf-life-science-lease-in-san-diego\/\">IQHQ Inc. also signed<\/a> a 50,000-square-foot lease at its Research and Development District in downtown San Diego.
