Synovus and City National Bank issued the funds in a deal arranged by JLL Capital Markets.<\/p>\n\n\n\n<p>This debt retires a previous $75.1 million senior construction loan originated by Bank OZK in 2023. The buildings came online that same year and are now 87 percent leased.<\/p>\n\n\n\n<p>The trio rises in RiverPort Commerce, a master-planned industrial development that could encompass nearly 4.4 million square feet upon completion. The property is within about 10 miles from the Port of Savannah, Ga., 4 miles from Interstate 95 and about 13 miles from Interstate 16.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/the-case-for-life-companies-in-a-shifting-climate\/\">The Case for Life Company Loans in a Shifting Climate<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The largest building spans 791,259 square feet, featuring a cross-dock configuration with 154 dock-high doors and a clear height of 36 feet. The other two facilities include a 130,436-square-foot rear-load building and a front-load warehousing measuring 402,491 square feet.<\/p>\n\n\n\n<p>JLL Capital Markets Managing Director Bobby Norwood, together with Senior Managing Director Mark Sixour, Vice President Kelsey Bawcombe and Associate Austin Smith represented North Signal and EJF in the debt negotiations.<\/p>\n\n\n\n<p>&#8220;The financing market for industrial properties across most Sun Belt markets is as liquid as it&#8217;s ever been. Fully vacant, larger buildings in pioneering locations are more challenging to finance, but we&#8217;re seeing success across the platform in finding solutions that allow developers to exit their construction loans and complete their business plans. For well-located, partially leased assets, the market is extremely competitive&#8221;, Sixour told <em>Commercial Property Executive<\/em>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-savannah-s-industrial-market-performance\">Savannah&#8217;s industrial market performance <\/h2>\n\n\n\n<p>Metro Savannah led the nation for <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-absorption-to-stay-positive-but-for-how-long\/\">industrial absorption<\/a> as a percentage of stock during the first half of 2025, according to a <a href=\"https:\/\/www.jll.com\/en-us\/insights\/market-dynamics\/savannah-industrial\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">JLL report<\/a>. &nbsp;Year-to-date through June, the market saw the absorption of more than 4.2 million square feet.<\/p>\n\n\n\n<p>&#8220;Savannah&#8217;s port has advantages that are very difficult to compete with. It&#8217;s the westernmost port on the East Coast and accesses more growth markets throughout the region more quickly and efficiently than anywhere else. The box dwell time is among the lowest in the country, and drayage costs are extremely low, as the entire area operates on largely proprietary infrastructure designed to move product quickly and efficiently&#8221;, Norwood told <em>CPE<\/em>.<\/p>\n\n\n\n<p>Meanwhile, the industrial vacancy rate across the metro jumped 160 basis points quarter-over-quarter, landing at 11.4 percent in June, the report showed. This increase stems from new speculative <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-deliveries\/\">industrial deliveries<\/a>, which clocked in at 4.4 million during the second quarter.<\/p>\n\n\n\n<p>Despite a heavy supply environment, the market continues to show stable tenant demand. The metro\u2019s construction pipeline is balanced, with future completions spread evenly across the coming year, the report notes.<\/p>\n\n\n\n<p>&#8220;By our tracking, the second quarter of this year was the last large delivery quarter. We expect that to drop significantly, while starts have remained slow&#8221;, Sixour added.<\/p>\n\n\n\n<p>Another industrial financing closed in the market in June, when Capital Development Partners <a href=\"https:\/\/www.commercialsearch.com\/news\/capital-development-partners-lands-77m-for-georgia-project\/\">obtained a $77.3 million construction note<\/a> for a three-building speculative project.
