The fund, officially closed on August 31, exceeded its original fundraising goal. It will focus on sectors such as industrial, data centers, apartments and mixed-use projects.<\/p>\n\n\n\n<p>The strategy focuses on identifying opportunities in real estate credit and event-driven equities, while still maintaining flexibility to invest across asset types.<\/p>\n\n\n\n<p>Last month, Jeffrey Horowitz, Cottonwood Group&#8217;s CFO, chatted with <em>Commercial Property Executive<\/em> about changes in the <a href=\"https:\/\/www.commercialsearch.com\/news\/foreign-investors-recalibrate-amid-uncertainties\/\">strategies of foreign investors<\/a>, who are shifting toward reliability and quality and favoring income-generating assets over speculative growth plays. This change is driving capital toward multifamily and industrial properties, where returns depend on consistent growth in net operating income rather than rising yields.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/cre-equity-investors-pile-into-private-debt\/\">CRE Equity Investors Pile Into Private Debt<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Several large CRE players have been busy in the first half of the year closing investment vehicles. The list includes SL Green Realty Corp., which, similar to Cottonwood Group, has also <a href=\"https:\/\/www.commercialsearch.com\/news\/sl-green-debt-fund-surpasses-1b-milestone\/\">surpassed the $1 billion milestone<\/a> for its SLG Opportunistic Debt Fund. The vehicle launched last year and focuses on distressed credit opportunities in New York City\u2019s office and retail real estate sectors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-more-capital-raised-for-cre\">More capital raised for CRE<\/h2>\n\n\n\n<p>In the first quarter of 2025, Brookfield Asset Management <a href=\"https:\/\/www.commercialsearch.com\/news\/brookfield-asset-management-brings-real-estate-fund-to-16b\/\">raised $7.1 billion of capital<\/a>&nbsp;for real estate plays, including $5.9 billion for the fifth vintage of&nbsp;its&nbsp;real estate flagship fund. The capital brought the company&#8217;s total strategy size to approximately $16 billion, the largest real estate strategy BAM has raised so far.<\/p>\n\n\n\n<p>In June, Walker &amp; Dunlop Investment Partners <a href=\"https:\/\/www.commercialsearch.com\/news\/walker-dunlop-unit-closes-135m-fund\/\">closed its seventh discretionary equity fund<\/a>, dubbed Fund VII. The $135-million vehicle focuses on&nbsp;industrial real estate and middle-market multifamily assets. <\/p>\n\n\n\n<p>Last month, Nuveen and affiliate Nuveen Green Capital <a href=\"https:\/\/www.commercialsearch.com\/news\/nuveen-raises-785m-for-c-pace-fund\/\">raised $785 million in new capital commitments<\/a> for Nuveen C-PACE Lending Fund III.
