Willet Hoffman provided civil engineering services, while Curran Architecture designed the project.<\/p>\n\n\n\n<p>The unidentified tenant signed an agreement for a 12-year lease at the property, located on 147 acres at the intersection of Peace Road and Fairview Drive, about 62 miles east of downtown Chicago. Meta also operates a $1 billion data center more than 1 mile away.<\/p>\n\n\n\n<p>Mohr Capital develops and acquires industrial, office and retail properties throughout the U.S. Among its recent projects is the Mohr Logistics Park, a 6 million-square-foot master-planned campus in Whiteland, Ind. Last year, Cummins Inc. committed to occupy 1 million square feet at that property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-chicago-s-middling-industrial-performance\">Chicago&#8217;s middling industrial performance<\/h2>\n\n\n\n<p>Chicagoland\u2019s industrial rents were up 4.6 percent year-over-year, climbing to $6.53 per square foot in July, below the national average of $8.63, according to the latest <a href=\"https:\/\/www.yardimatrix.com\/publications\/download\/File\/7789-MatrixIndustrialReport-August2025\" target=\"_blank\" rel=\"noreferrer noopener\">Yardi Matrix report<\/a>.
