Realterm, an Annapolis, Md.,-based global logistics investment manager, has expanded into direct lending capital solutions to address a financing gap in the industrial sector, including a focus on transportation-advantaged industrial outdoor storage properties. The firm has closed its first Realterm Logistics Credit Fund and co-investment vehicle with $350 million in capital commitments.<\/p>\n\n\n\n

The firm declined to provide a breakdown of investors in the fund but did note several new investors participated in the vehicle.<\/p>\n\n\n\n

Paul Sisson, head of credit at Realterm and RLCF fund manager, said in prepared remarks the team plans to construct a portfolio of privately negotiated senior mortgages and junior capital solutions, targeting both stabilized and transitional logistics properties across major U.S. markets. He noted the firm will leverage its three decades of investment experience in the sector to provide lending solutions to fill a financing gap that is underserved by traditional lenders.<\/p>\n\n\n\n

Realterm states the U.S. industrial and logistics sector has nearly tripled in size and more than doubled as a percentage of the total real estate sector since 2008. While there is substantial demand for specialized financial solutions, Realterm contends traditional lenders may struggle to serve the market due to smaller average loan sizes and unfamiliarity with specialized property types like IOS that have historically strong operating fundamentals.<\/p>\n\n\n\n

IOS portfolio marks lending debut <\/h2>\n\n\n\n

RLCF closed its first $70.8 million loan<\/a> in January, collateralizing an eight-property IOS portfolio owned by GreenPoint Partners. The deal featured IOS properties covering 163 acres in Dallas; Houston; Laredo, Texas; Phoenix; San Antonio; Commerce City, Colo.; Detroit and Savannah, Ga.<\/p>\n\n\n\n

Sisson and Senior VP Kate Sarris, represented Realterm in the deal. The two joined the firm in 2023 to build out the company\u2019s credit platform after working together at Canan Pratt and CBRE.<\/p>\n\n\n\n

Recent Realterm deals<\/h2>\n\n\n\n

In addition to now providing capital solutions, Realterm acquires, develops, finances and manages real estate and infrastructure assets serving the transportation industry across the globe. The firm currently manages a portfolio of more than 400 properties valued at more than $13 billion for its partners. <\/p>\n\n\n\n

Last week, Realterm and partner Stotan Industrial broke ground on a Class A, 25.8-acre IOS project in Laredo, Texas<\/a>, slated for completion in the second quarter of 2026. The development also will include a 19,710-square-foot maintenance facility, as well as a 2,250-square-foot office and parts area. It will have 699 trailer stalls with five points of ingress and egress.<\/p>\n\n\n\n

Also last week, The Missner Group, which developed 1200 W. 145 St. in East Chicago, Ind., in a joint venture with Realterm, inked a 197,587-square-foot lease<\/a> with Hearn Industrial Services at the recently completed industrial facility. The third-party logistics provider will use the space for the storage and distribution of automotive manufacturing parts in support of Ford Motor Co.\u2019s South Side Chicago plant. The deal brought the 249,600-square-foot property to full occupancy.<\/p>\n\n\n\n
