Elkhorn Blvd., near Sacramento International Airport and interstates 5 and 80. Downtown Sacramento is 11 miles away.<\/p>\n\n\n\n<p>The property&#8217;s features include two grade-level doors, 64 dock-high doors, ESFR sprinklers, solar panels, 2,394 vehicle parking spots and ample trailer parking space.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/e-commerce-continues-to-steer-logistics-demand\/\">E-Commerce Continues to Steer Logistics Demand<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Back in 2018, Affinius Capital secured a $59 million loan from DekaBank for the property, one year after it came online. The company has only one other such asset in metro Sacramento, also occupied by Amazon. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-sacramento-s-supply-growth-pressured-vacancy\">Sacramento&#8217;s supply growth pressured vacancy<\/h2>\n\n\n\n<p>Sacramento&#8217;s industrial market vacancy clocked in at 7.7 percent in June, up 60 basis points since the first quarter, according to <a href=\"https:\/\/www.colliers.com\/en\/research\/sacramento\/q2-2025-sacramento-industrial-market-report\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">a Colliers report<\/a>. This was a nine-year high for the market, largely pressured by the past two years&#8217; strong supply growth and softening tenant demand. However, the same report shows that upcoming large leases will help with lowering vacancy.<\/p>\n\n\n\n<p>One of the several large<a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-deliveries\/\"> industrial completions<\/a> in the metro was Amazon&#8217;s 629,186-square-foot fulfilment center in Rancho Cordova, Calif. Construction started last fall, with a total investment of $107 million and Panattoni Development Inc. as general contractor, according to the <em><a href=\"https:\/\/www.bizjournals.com\/sacramento\/news\/2025\/07\/22\/amazon-rancho-cordova-cross-dock.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Sacramento Business Journal<\/a><\/em>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-e-commerce-continues-to-drive-industrial-demand\">E-commerce continues to drive industrial demand<\/h2>\n\n\n\n<p>Despite tariffs and rising construction costs, e-commerce is still among the strongest drivers of industrial demand, a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/commercialedge-industrial-report-april-2025\/\">Yardi Matrix report<\/a> shows. Online shopping will continue to contribute to demand for warehouse and logistics, as it requires roughly three times more industrial space per sales dollar than traditional retail.<\/p>\n\n\n\n<p>Earlier this year, Amazon unveiled plans for a<a href=\"https:\/\/www.commercialsearch.com\/news\/report-amazon-plans-15b-warehouse-expansion\/\"> $15 billion strategic expansion<\/a> involving industrial sites in cities and rural areas.
