Anchor tenants make up 73 percent of the portfolio\u2019s gross leasable area and 60 percent of base rent.<\/p>\n\n\n\n<p>Other national retail tenants include TJ Maxx, HomeGoods, Hobby Lobby, ULTA, Dick\u2019s Sporting Goods and AMC, along with dining options like Five Guys, Cici\u2019s Pizza, Chick-fil-A and Chipotle.<\/p>\n\n\n\n<p>The Mobile metro area is the third-largest in the state; Baldwin County, part of the metro, is also the fastest-growing county in Alabama.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-uncertainty-in-the-retail-market\">Uncertainty in the retail market<\/h2>\n\n\n\n<p>Retailers are being more cautious with their leases due to uncertainty surrounding national trade policy, leading to lower demand for retail space this year, according to a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/top-retail-trends-uncertainty-shifts-demand-dynamics-in-2025\/\">Cushman &amp; Wakefield report<\/a>.<\/p>\n\n\n\n<p>Retail leasing activity dropped 20 percent during the first half of 2025 compared to the same time last year, data in the report showed, with national net absorption clocking in at negative 6.5 million square feet during the second quarter.<\/p>\n\n\n\n<p>The average asking rent was $25 per square foot in June, a 2.3 percent increase compared to last year, but still below the 4 percent range seen in early 2024.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Multiple retail properties are included in the transaction.<\/p>\n","protected":false},"author":3810,"featured_media":1004770542,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21825,21742,21749,32781],"tags":[52661,32796,44006,52662],"class_list":["post-1004770543","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-finance","category-latest","category-retail","category-southeast","tag-burton-property-group","tag-jll","tag-jll-capital-markets","tag-peaceable-street-capital"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
