This is the biotech company&#8217;s first such development on the East Coast and it expects to bring it online by 2029.<\/p>\n\n\n\n<p>The property will support Genentech\u2019s metabolic medicine production, including obesity treatments. <\/p>\n\n\n\n<p>The construction site is at 4001 Friendship Road, across the street from Amgen\u2019s campus, where the firm pledged to <a href=\"https:\/\/www.commercialsearch.com\/news\/amgen-eyes-1b-north-carolina-expansion\/\">invest $1 billion<\/a> last year to add a second manufacturing plant. The biotech company is set to develop three new manufacturing facilities and one R&amp;D center, in addition to upgrading existing properties. Its current national footprint encompasses some 5 million square feet across 28 sites.<\/p>\n\n\n\n<p>Genentech expects to create more than 400 manufacturing jobs once the Holly Springs facility is operational, while approximately 1,500 construction jobs will be added during its development stage.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-research-triangle-biomanufacturing-ramps-up\">Research Triangle biomanufacturing ramps up<\/h2>\n\n\n\n<p>Nearly 1.5 million square feet of industrial space debuted across Raleigh-Durham, N.C., during the first half of 2025, according to a <a href=\"https:\/\/assets.cushmanwakefield.com\/-\/media\/cw\/marketbeat-pdfs\/2025\/q2\/us-reports\/industrial\/raleigh-durham_americas_marketbeat_industrial_q22025.pdf?rev=559bb2aa8e0d4688a047d906ec9cab7f\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Cushman &amp; Wakefield report<\/a>. The pipeline remains healthy, as the brokerage firm expects an additional 3 million square feet to come online by year\u2019s end.<\/p>\n\n\n\n<p>Genentech and Amgen aren\u2019t the only companies bullish on <a href=\"https:\/\/www.commercialsearch.com\/news\/how-will-the-rise-in-manufacturing-investment-impact-industrial-cre\/\">manufacturing investment<\/a> across the market. Just last month, Biogen announced its commitment to invest $2 billion in expanding and modernizing its existing campus at the Research Triangle Park.<\/p>\n\n\n\n<p>In 2024, Novo Nordisk earmarked $4.1 billion for the ground-up development of a 1.4 million-square-foot manufacturing project in Clayton, N.C.
