The proposal has been filed on Aug. 19 through the U.S. Securities and Exchange Commission.<\/p>\n\n\n\n<p>Plymouth Industrial REIT is valued at nearly $1.1 billion for the deal, according to <em><a href=\"https:\/\/www.wsj.com\/articles\/sixth-street-partners-proposes-buyout-of-plymouth-industrial-reit-5a30bb04\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">The Wall Street Journal<\/a><\/em>. Sixth Street plans to fund its acquisition through a mix of cash from its investment vehicles and nearly $1.5 billion in new acquisition funds.<\/p>\n\n\n\n<p>The REIT\u2019s portfolio consists of 226 buildings totaling 32 million square feet across 19 markets, according to its website. Most of Plymouth&#8217;s footprint is spread across metro Cleveland, Cincinnati, Indianapolis and Memphis, Tenn., where the company owns and operates the largest portion of its portfolio\u2014of 6.4 million square feet.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-real-estate-owners\/\">Who Owns the Most Commercial Real Estate<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The news comes after the company expanded its industrial presence earlier this year, when it acquired a 2 million-square-foot portfolio in Ohio. Plymouth Industrial REIT paid <a href=\"https:\/\/www.commercialsearch.com\/news\/plymouth-reit-buys-ohio-industrial-portfolio-for-193m\/\">$193 million for 21 buildings<\/a> across several markets.<\/p>\n\n\n\n<p>Additionally, Plymouth also has a joint venture stake in Chicago, where its footprint totals more than 5 million square feet. Last year, Sixth Street Partners launched a <a href=\"https:\/\/www.commercialsearch.com\/news\/plymouth-sixth-street-launch-500m-partnership\/\">$500 million joint venture<\/a> in which it picked up a 65 percent stake in the company\u2019s Chicago portfolio.<\/p>\n\n\n\n<p>KeyBanc Capital Markets Inc. will work as financial advisor on behalf of Plymouth Industrial REIT, with Morrison &amp; Foerster LLP&nbsp;as legal counsel.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-industrial-m-amp-a-activity-so-far-in-2025\">Industrial M&amp;A activity so far in 2025<\/h2>\n\n\n\n<p>Since the start of the year, there has been a rise in CRE <a href=\"https:\/\/www.commercialsearch.com\/news\/is-ma-activity-back-in-commercial-real-estate\/\">mergers and acquisitions<\/a>, suggesting a potential upcoming dealmaking cycle.<\/p>\n\n\n\n<p>One recent example in the industrial space is S2 Capital&#8217;s definitive agreement<a href=\"https:\/\/www.commercialsearch.com\/news\/s2-capital-buys-firm-creates-industrial-vertical\/\"> to buy Fort Capital<\/a>. With this purchase, the company will create a new industrial platform while adding a portfolio of 11 million square feet in Texas.<\/p>\n\n\n\n<p>Another significant deal expected to close in the third quarter is <a href=\"https:\/\/www.commercialsearch.com\/news\/blackrock-plunges-deeper-into-industrial-with-elmtree-deal\/\">BlackRock&#8217;s purchase of Elm Tree Funds<\/a>, which has some $7.3 billion in assets under management. Expanding the buyer&#8217;s reach into the build-to-suit net lease industrial sector, the acquisition will create a platforms dubbed Private Financing Solutions, with HPS Investment Partners set to be a part of it.<\/p>\n\n\n\n<p>Apollo also ventured into the space recently.
