The deal is expected to close on August 11.<\/p>\n\n\n\n<p>The acquisition marks S2 Capital\u2019s first foray in the industrial sector, adding a 50-person investment team and a portfolio of 11 million square feet to the firm. <\/p>\n\n\n\n<p>Chris Roach, formerly with BBG Real Estate Services, and Parker McCormack, formerly with JLL,\u00a0will lead the industrial platform alongside S2 Capital Founder &amp; CEO Scott Everett. Building on Fort Capital\u2019s legacy and local expertise, the new platform will focus on purchasing and managing core-plus industrial properties in key markets across the country, giving priority to <a href=\"https:\/\/www.commercialsearch.com\/news\/shallow-bay-industrials-deep-future\/\">shallow-bay industrial<\/a> products.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-sales-volume-increased-through-2024\/\">2025 Industrial Sales Update<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>Founded in 2010 in Fort Worth, Texas, Fort Capital has a targeted acquisitions pipeline of more than $350 million. According to Yardi Research Data, the firm&#8217;s portfolio includes properties in the San Antonio, Dallas-Fort Worth and Houston markets, such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Airport Commerce Park, a 306,650-square-foot industrial campus in Humble, Texas<\/li>\n\n\n\n<li>Corporate Park West, a 175,665-square-foot, four-building campus in Houston<\/li>\n\n\n\n<li>Sturgeon Business Park, a 178,730-square-foot flex industrial park in Arlington, Texas<\/li>\n\n\n\n<li>Shorline Business Park, a 190,008-square-foot property in Arlington, Texas<\/li>\n<\/ul>\n\n\n\n<p>Aided by S2 Capital\u2019s in-house operating capabilities, the new platform is expected to further expand and invest in institutional-quality assets located in undersupplied markets. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-other-recent-m-amp-a-deals\">Other recent M&amp;A deals<\/h2>\n\n\n\n<p>This year has seen a fair share of <a href=\"https:\/\/www.commercialsearch.com\/news\/is-ma-activity-back-in-commercial-real-estate\/\">mergers and acquisitions in commercial real estate<\/a>, all signs pointing toward a revival. However, economic uncertainties and the interest rate landscape keep some investors on the cautious side.<\/p>\n\n\n\n<p>One of the more recent deals was <a href=\"https:\/\/www.commercialsearch.com\/news\/blackrock-plunges-deeper-into-industrial-with-elmtree-deal\/\">BlackRock&#8217;s purchase of ElmTree Funds<\/a>. With this acquisition, expected to close in the third quarter, BlackRock expanded into the build-to-rent net lease industrial sector.<\/p>\n\n\n\n<p>Another company with a keen interest in industrial holdings, Bridge Investment Group, will be <a href=\"https:\/\/www.commercialsearch.com\/news\/apollo-to-acquire-bridge-investment-for-1-5b\/\">acquired by Apollo<\/a> for $1.5 billion.
