The property is encumbered by a $650 million loan issued by Wilmington Trust, set to mature this October, according to the same source.<\/p>\n\n\n\n<p>Among interested buyers were also Blackstone, RFR, SL Green and Tishman Speyer, according to <em>The Real Deal<\/em>. Last month, reports placed Blackstone as the frontrunner.<\/p>\n\n\n\n<p>However, just weeks ago, the dynamics shifted to a race between RXR and Tishman Speyer, <em>Commercial Observer<\/em> reported. Simultaneously, one bidder was pushing for an installment sale structure.<\/p>\n\n\n\n<p>The asking price of more than $1 billion hasn\u2019t been surpassed in the New York City office market since Google\u2019s parent company\u2014Alphabet\u2014acquired 550 Washington St. for almost $2 billion in 2022.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/office-investment-activity-picked-up-in-q1-2025\/\">2025 Office Investment Update<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The 42-story building is located near Central Park on Manhattan\u2019s Upper East Side. Built in 1981, the tower is slated to receive a new amenity center including an outdoor roof terrace and meeting areas, as well as a multi-purpose conference hall, among other features. It last received a facelift in 2014.<\/p>\n\n\n\n<p>Last month, Apollo Global Management <a href=\"https:\/\/www.commercialsearch.com\/news\/apollo-takes-100-ksf-at-manhattan-high-rise\/\">committed to 100,000 square feet<\/a> at the building. Other tenants include Berkshire Hathaway, Morgan Stanley and Taurus Asset Management.<\/p>\n\n\n\n<p>Eastdil Secured Managing Directors Will Silverman and Gary Phillips negotiated the sale of 590 Madison Ave., according to <em>The Real Deal<\/em>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-manhattan-s-cutting-edge-office-investment-scene\">Manhattan&#8217;s cutting-edge office investment scene<\/h2>\n\n\n\n<p>RXR kicked off 2025 by purchasing a <a href=\"https:\/\/www.commercialsearch.com\/news\/rxr-acquires-49-stake-in-nyc-skyscraper\/\">49 percent interest in 1211 Avenue of the Americas<\/a>, a nearly 2 million-square-foot office asset. The company became a co-owner alongside Ivanho\u00e9 Cambridge.<\/p>\n\n\n\n<p>Its competition for 590 Madison Ave. hasn\u2019t sat by idly this year. RFR <a href=\"https:\/\/www.commercialsearch.com\/news\/rfr-recaps-manhattan-office-tower\/\">recapitalized 475 Fifth Ave<\/a>., securing new debt and equity for the 275,738-square-foot office building. Citibank and JPMorganChase issued a $160 million loan.<\/p>\n\n\n\n<p>Tishman Speyer is expected to <a href=\"https:\/\/www.commercialsearch.com\/news\/report-tishman-speyer-to-purchase-nyc-building-for-108m\/\">pay $108 million for 148 Lafayette St.<\/a>, a 150,000-square-foot asset in Manhattan\u2019s SoHo neighborhood. The company entered into a contract to purchase the building earlier this month.<\/p>\n\n\n\n<p>All in all, Manhattan\u2019s <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-office-transactions\/\">office investment volume<\/a> clocked in at almost $2.6 billion during the first four months of the year, according to a <a href=\"https:\/\/www.commercialedge.com\/blog\/national-office-report\/\" target=\"_blank\" rel=\"noreferrer noopener\">CommercialEdge report<\/a>.
