The investment, including planned expansion and equipment upgrades, totals $127 million.<\/p>\n\n\n\n<p>The warehouse is inside Trans-Global Solutions\u2019 Cedar Port Industrial Park\u2014the largest master-planned, rail-and-barge-served campus in the U.S.\u2014which encompasses more than 25 million square feet of existing and underway industrial and manufacturing space. The park is in Baytown, Texas, about 27 miles east of the Port of Houston.<\/p>\n\n\n\n<p>Through this purchase, Americold will add about 35,700 pallet positions to its U.S. cold storage warehouse portfolio, which according to the firm\u2019s annual report, comprised some 4.5 million pallet positions as of December 31, 2024.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/5-promising-opportunities-in-an-uncertain-market\/\">5 Promising Opportunities in an Uncertain Market<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The 2022-completed warehouse has a capacity of 10.7 million cubic feet, which is set to bolster Americold\u2019s nationwide footprint, which encompassed roughly 1.2 billion cubic feet as of December 31, 2024, according to the same source. What\u2019s more, the acquisition will include about 16 acres of land to be used for potential future development.<\/p>\n\n\n\n<p>Americold\u2019s recent contract with one of the world\u2019s largest retailers is the catalyst behind this investment, according to a company statement. <\/p>\n\n\n\n<p>An Americold representative declined to offer additional details.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-industrial-deals-in-metro-houston\">Industrial deals in metro Houston<\/h2>\n\n\n\n<p>Greater Houston\u2019s <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-transactions\/\">industrial transaction volume<\/a> clocked in at $724 million in 2024, according to Partners\u2019 latest quarterly report. The average cap rate for the 719 assets that changed hands last year was 7.9 percent.<\/p>\n\n\n\n<p>Notably, the metro\u2019s average industrial monthly rental rates climbed 2.6 percent year-over-year to $0.79 per square foot in December, marking a record-high for the market\u2019s industrial sector, the same source shows.<\/p>\n\n\n\n<p>In October, another transaction closed within the Cedar Port Industrial Park. MDH Partners <a href=\"https:\/\/www.commercialsearch.com\/news\/mdh-partners-buys-ikea-distribution-center-near-houston\/\">acquired Link Logistics\u2019 Cedar Port IKEA<\/a>, a 996,482-square-foot, two-building industrial campus.<\/p>\n\n\n\n<p>Investors were also active in metro Houston\u2019s <a href=\"https:\/\/www.commercialsearch.com\/news\/why-cold-storage-is-getting-hotter\/\">cold storage market<\/a> last quarter. Scout Cold Logistics divested a fully leased, 248,240-square-foot asset in the Bayport South Business Park, according to Partners\u2019 report.
