JLL negotiated on behalf of the seller, Ackerman &amp; Co.<\/p>\n\n\n\n<p>Janus International Group, a manufacturer of self-storage and industrial roll-up doors, occupies the entire facility.<\/p>\n\n\n\n<p>The property has 24-foot clear heights, six dock-high doors, eight drive-in doors, a 290-foot truck court and includes nearly two acres of paved outdoor storage space. The building came online in 2001 and was expanded in 2006. It is also 10 miles from Carrollton, Ga., 39 miles from Atlanta and within 45 miles of Hartsfield-Jackson Atlanta International Airport. Janus International&#8217;s headquarters is adjacent to the property.<\/p>\n\n\n\n<p>JLL Senior Managing Directors Dennis Mitchell and Britton Burdette, together with Managing Directors Jim Freeman and Maggie Dominguez represented the seller.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-atlanta-ranked-eighth-for-industrial-sales-in-2024\">Atlanta ranked eighth for industrial sales in 2024<\/h2>\n\n\n\n<p>Atlanta&#8217;s industrial investments totaled $2.6 billion last year, according to a recent<a href=\"https:\/\/www.commercialsearch.com\/news\/commercialedge-industrial-report-february-2025\/\"> CommercialEdge report<\/a>, ranking eighth nationwide. Dallas-Fort Worth took the first spot for <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-transactions\/\">industrial investment volume<\/a>, with nearly $6 billion in sales.<\/p>\n\n\n\n<p>In December last year, <a href=\"https:\/\/www.commercialsearch.com\/news\/foxfield-expands-in-atlanta-with-19m-purchase\/\">Foxfield expanded its footprint<\/a> in the Southeast area with the acquisition of an industrial property.
