It\u2019s set to feature four drive-in doors, two truck courts, 156 dock doors, as well as 197 trailer parking spots.<\/p>\n\n\n\n<p>This isn&#8217;t Brennan&#8217;s first Laredo project. Last year, the company teamed up with Grandview Partners to develop a <a href=\"https:\/\/www.commercialsearch.com\/news\/brennan-kicks-off-394-ksf-facility-near-mexico-border\/\">393,796-square-foot industrial facility<\/a> also within the Pinnacle Industry Center.<\/p>\n\n\n\n<p>Brennan launched its U.S. Border division in 2022 to invest across the entire U.S.-Mexico boundary, from San Diego to Brownsville, Texas. The firm looks to capitalize on the <a href=\"https:\/\/www.commercialsearch.com\/news\/how-reshoring-impacts-industrial-real-estate\/\">nearshoring phenomenon<\/a>, Managing Principal Troy MacMane said in prepared remarks.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-industrial-development-near-u-s-s-top-trade-port\">Industrial development near U.S.&#8217;s top trade port<\/h2>\n\n\n\n<p>In 2024, Laredo took the title for the number one port nationwide with $339 billion in trade, a figure up 5.9 percent year-over-year, according to U.S. Census data analyzed by WorldCity. The area\u2019s constant growth spurred the city to earmark more than $2 billion in road and infrastructure improvements over the next two decades.<\/p>\n\n\n\n<p>Development in this <a href=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\">emerging industrial market<\/a> is booming. Last May, SE Legacy Development broke ground on the first phase of a <a href=\"https:\/\/www.commercialsearch.com\/news\/phase-1-of-7-4b-texas-master-planned-development-breaks-ground\/\">$7.4 billion master-planned project<\/a>.
