Image courtesy of GreenPoint and Outpost<\/em><\/figcaption><\/figure><\/div>\n\n\n<p>The deal, collateralized by eight properties, covers 163 acres of industrial outdoor storage, as part of a portfolio in Dallas; Houston; Laredo, Texas; Phoenix; San Antonio; Commerce City, Colo.; Detroit and Savannah, Ga.<\/p>\n\n\n\n<p>Lantern Real Estate Advisors + Partners represented GreenPoint in the transaction.<\/p>\n\n\n\n<p>Realterm has been on an IOS run, most recently picking up <a href=\"https:\/\/www.commercialsearch.com\/news\/realterm-acquires-ios-facility-in-metro-twin-cities\/\">2340 Rose Place W. in Roseville, Minn.<\/a>, and joining Titan Development in a deal to build a Class A, <a href=\"https:\/\/www.commercialsearch.com\/news\/realterm-titan-to-develop-texas-industrial-project\/\">440,300-square-foot industrial project in Laredo<\/a>.<\/p>\n\n\n\n<p>About a year ago, Realterm took the plunge by <a href=\"https:\/\/www.commercialsearch.com\/news\/realterm-expands-ios-portfolio-with-northeast-buy\/\">acquiring three Northeast outdoor storage<\/a> truck terminals from Yellow Corp.\u2019s Chapter 11 bankruptcy.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-regional-banks-retreat-high-interest-rates-force-move\">Regional banks\u2019 retreat, high interest rates force move<\/h2>\n\n\n\n<p>Realterm\u2019s entry in providing capital is a logical move, according to Ivan Kustic, vice president, MetroGroup Realty Finance.<\/p>\n\n\n\n<p>\u201cKnowledgeable, successful real estate managers, providing capital to various asset classes of properties that they have owned and managed for many years is a prudent move in today\u2019s environment,\u201d Kustic told <em>Commercial Property Executive<\/em>.<\/p>\n\n\n\n<p>Current yields achieved by short-term capital providers are reasonable risk-based returns, Kustic observed. \u201cTheir experience and knowledge of the assets help efficiently execute the lending process. A void has been created by regulated capital sources in the short-term\/bridge capital market. We have seen the success of recent entries in this area of bridge type of capital by debt funds, life companies and CMBS lenders.\u201d<\/p>\n\n\n\n<p>According to Robert Wasmund, founder &amp; CEO of Ascent Developer Solutions, the company launched its lending offering to fill a void in customizable and reliable real estate financing amid a market disrupted by quantitative tightening, the <a href=\"https:\/\/www.commercialsearch.com\/news\/regional-banks-retreat-as-cre-loans-mature\/\">retreat of regional banks<\/a> and high interest rates.<\/p>\n\n\n\n<p>\u201cThe rate curves continue to make this a challenging market to transact,\u201d Wasmund told <em>CPE<\/em>. \u201cA reduction in rates would lead to more supply being available for development.\u201d<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-ahead-for-cmbs-in-2025\/\">What\u2019s Ahead for CMBS in 2025?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>The U.S. government is encouraging greater participation of private capital in the lending industry. As a result, institutions and private real estate companies of all types are venturing into the so-called \u201cprivate capital\u201d space, according to David Frosh, CEO at Fidelity Bancorp Funding.<\/p>\n\n\n\n<p>\u201cRegional banks remain under significant constraints and face challenges that could persist for years <a href=\"https:\/\/www.commercialsearch.com\/news\/capital-costs-are-still-high-so-now-what\/\">if interest rates do not decline<\/a>,\u201d he said.<\/p>\n\n\n\n<p>\u201cEnticed by promises of high returns, investors are readily providing the necessary funding,\u201d Frosh added. \u201cCompanies like Realterm are increasingly entering this space, bringing entrepreneurial optimism and strong execution skills.\u201d<\/p>\n\n\n\n<p>But while such optimism may serve private real estate investment companies well, lending is a fundamentally different business, Frosh cautioned.<\/p>\n\n\n\n<p>\u201cUnlike real estate investment, lending leaves almost no room for error. Optimists often do not make good lenders over the long term. Successful lenders operate with the assumption that a severe downturn is always imminent.
