Wells Fargo Bank led the facility of 14 global banks.<\/p>\n\n\n\n<p>Designed by renowned architect Kohn Pedersen Fox, One Madison Avenue embraces the new standard for the modern work experience, using an ambitious adaptive reuse project. Its tower floors and retail spaces are 100 percent leased, and the property is more than 65 percent leased overall.<\/p>\n\n\n\n<p>Tenants include Franklin Templeton, Coinbase, Palo Alto Networks and IBM, which moved into its new corporate headquarters in September. Additional tenants will be moving in throughout 2025.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/law-firm-office-leasing-maintains-momentum\/\">Law Firm Office Leasing Maintains Momentum<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background is-style-wide\"\/>\n\n\n\n<p>They take advantage of a property that emphasizes wellness by providing an HVAC system that circulates 100 percent fresh air, expansive floor-to-ceiling windows with heavy doses of natural light and nearly column-free spaces that maximize workspace efficiency.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-lenders-understand-the-asset-s-value\">Lenders understand the asset\u2019s value<\/h2>\n\n\n\n<p>\u201cManhattan&#8217;s leading office properties continue to draw companies that value the local work ethic and culture,\u201d Lisa Flicker, senior managing partner \u2011 head of real estate, Jackson Lucas, told <em>Commercial Property Executive<\/em>.<\/p>\n\n\n\n<p>\u201cTeams based in the city work longer hours with greater intensity, contributing to a unique drive that\u2019s hard to replicate elsewhere,\u201d Flicker said. \u201cWhile relocating teams may enhance quality of life, it often diminishes productivity and tenacity, creating a trade-off. I wouldn\u2019t bet against premium assets in NYC\u2014as it remains the hub where ambitious talent and top-tier workplaces converge for success.\u201d<\/p>\n\n\n\n<p>The transaction proves that the lenders understand the underlying asset\u2019s value, according to David Curry, Farrell Fritz, P.C.<\/p>\n\n\n\n<p>He told CPE that the \u201creturn to the office\u201d movement is happening slowly, and this type of Class A space \u201cwith world-renowned landlords such as SL Green\u201d is leading the way.<\/p>\n\n\n\n<p>\u201cIt is encouraging to see lenders making deals that make sense with borrowers who have shown them a history of living up to their promises,\u201d Curry said. \u201cHopefully, deals such as this will encourage borrowers and lenders to return to the table to ink longer-term deals.\u201d<\/p>\n\n\n\n<p>He said the issue remains: What about the Class B and Class C office space?<\/p>\n\n\n\n<p>\u201cThese owners\u2014and the lenders that have provided financing to them\u2014are in for a tougher road, as values have declined, and rates are at their highest in several years.\u201d<\/p>\n\n\n\n<p>According to Curry, these buildings need to be upgraded to include some of the features that Class A buildings have, making them more attractive, which further hinders sensible financing deals.<\/p>\n\n\n\n<p>Last month, <a href=\"https:\/\/www.commercialsearch.com\/news\/sl-green-sells-stake-in-manhattan-skyscraper\/\">SL Green Realty sold an 11 percent ownership interest<\/a> in One Vanderbilt, its 1.7 million-square-foot Manhattan skyscraper.
