Rates decreased for loans held by life companies and were unchanged for Fannie Mae.<\/p>\n\n\n\n<p>The greatest focus continues to be on <a href=\"https:\/\/www.commercialsearch.com\/news\/office-loan-delinquencies-rise-as-market-shifts-in-2024\/\">office loans<\/a>, which make up about $740 billion of the $4.7 trillion of commercial mortgage debt outstanding. The CRE market is large and diverse, with significant differences by property type and subtype, market and submarket, borrower, lender, vintage and more.\u00a0 All of those differences come into play in terms of how an individual loan may perform.\u00a0<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide\" style=\"background-color:#bcbcbc;color:#bcbcbc\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/you-bought-an-office-building-now-what\/\">You Bought an Office Building.&nbsp;Now What?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide\" style=\"background-color:#bcbcbc;color:#bcbcbc\"\/>\n\n\n\n<p>Based on the unpaid principal balance of loans, delinquency rates for each group at the end of the second quarter of 2024 were as follows:<\/p>\n\n\n\n<p>\u2022 Banks and thrifts (90 or more days delinquent or in non-accrual): 1.15 percent, an increase of 0.12 percentage points from the first quarter of 2024;<\/p>\n\n\n\n<p>\u2022 Life company portfolios (60 or more days delinquent): 0.43 percent, a decrease of 0.09 percentage points from the first quarter of 2024;<\/p>\n\n\n\n<p>\u2022 Fannie Mae (60 or more days delinquent): 0.44 percent, unchanged from the first quarter of 2024;<\/p>\n\n\n\n<p>\u2022 Freddie Mac (60 or more days delinquent): 0.38 percent, an increase of 0.04 percentage points from the first quarter of 2024;<\/p>\n\n\n\n<p>\u2022 CMBS (30 or more days delinquent or in REO): 4.82 percent, an increase of 0.47 percentage points from the first quarter of 2024.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Based on the Mortgage Bankers Association\u2019s latest commercial delinquency report.<\/p>\n","protected":false},"author":1097,"featured_media":1004730083,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[37753,23891,21742,21747,37749],"tags":[47726],"class_list":["post-1004730082","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-research-center-finance","category-national","category-latest","category-office","category-research-center-cpe","tag-mortgage-bankers-assocation"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
