{"id":1004721999,"date":"2024-07-31T17:45:19","date_gmt":"2024-08-01T01:45:19","guid":{"rendered":"https:\/\/www.commercialsearch.com\/news\/?p=1004721999"},"modified":"2024-10-01T00:16:03","modified_gmt":"2024-10-01T08:16:03","slug":"as-office-pipeline-shrinks-existing-class-a-buildings-should-benefit","status":"publish","type":"post","link":"https:\/\/www.commercialsearch.com\/news\/as-office-pipeline-shrinks-existing-class-a-buildings-should-benefit\/","title":{"rendered":"As Office Pipeline Shrinks, Existing Class A Buildings Should Benefit"},"content":{"rendered":"\n<p>CBRE Econometric Advisors <a href=\"https:\/\/www.commercialsearch.com\/news\/sizing-up-the-prime-office-building-landscape\/\">reports<\/a> that in the first quarter of this year, trophy or \u201cprime\u201d office space had a vacancy rate of 14.8 percent, 4.5 percentage points lower than non-prime space, and prime space rents were 84 percent above the market average.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link has-fl-body-text-color has-text-color has-background wp-element-button\" href=\"https:\/\/mydigitalpublication.com\/publication\/?i=827689\" style=\"background-color:#1bb1ae\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>READ THE DIGEST<\/strong><\/a><\/div>\n<\/div>\n\n\n\n<p>Further, prime buildings recorded 48 million square feet of positive net absorption from Q1 2020 to Q1 2024, while non-prime buildings recorded 170 million square feet of negative net absorption.<\/p>\n\n\n\n<p>So, while it\u2019s clear where the future of traditional office investment and development lies,&nbsp; Cushman &amp; Wakefield Research shows that the nation\u2019s pipeline is at its lowest in more than a decade, with 50 million square feet under construction in the new year. CPDQ\u2019s renovations at the property include new lobbies and amenity spaces, alongside a redeveloped riverfront walk. <em>Images courtesy of CPDQ<\/em><\/figcaption><\/figure>\n\n\n\n<p>As the cr\u00e8me de la cr\u00e8me space dwindles, the beneficiaries of these dual conditions will mostly be the next tier of Class A properties that can offer a comparable experience.<\/p>\n\n\n\n<p>\u201cYou have the highest quality space that is very much in demand, where rents continue to go up, and where there is a fair amount of absorption,\u201d said David Smith, the firm\u2019s head of Americas insights, of the current \u201ctrifurcation\u201d of office space. \u201cYou have stuff in the middle, which might do okay, but is very commodity based, and then you have things that might not be structurally or functionally obsolete but are competitively obsolete; the bottom of the product line.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-use-what-you-ve-got\">Use what you\u2019ve got<\/h2>\n\n\n\n<p>Some owners have taken to upgrading existing well-located properties for the express purpose of offering a similar, yet more accessible experience compared to new prime space.<\/p>\n\n\n\n<p>Carr Properties has an entire product class dedicated to this task that it calls Premium Plus: not quite at the level of the trophy towers but potentially attractive to tenants seeking to lease similar space at a discount. \u201cIf you think the trophies (are) pretty full, which they are, we think the next tier down will benefit from future demand and we want to position it that way,\u201d explained Oliver Carr, the company\u2019s CEO.<\/p>\n\n\n\n<p>In practice, this means having a relatively recently constructed, centrally located building that the firm upgrades with many of the <a href=\"https:\/\/www.commercialsearch.com\/news\/cpe-executive-council-the-must-have-office-amenities-you-need-right-now\/\">trappings<\/a> of contemporary Class A office buildings. Carr will upgrade lobbies and office suite layouts, and add additional amenities such as fitness centers, green space and on-site dining offerings.<\/p>\n\n\n\n<figure class=\"wp-block-jetpack-image-compare\"><div class=\"juxtapose\" data-mode=\"horizontal\"><img loading=\"lazy\" decoding=\"async\" id=\"1004723234\" src=\"https:\/\/i0.wp.com\/www.commercialsearch.com\/news\/wp-content\/uploads\/sites\/46\/2024\/07\/OC_Lobby_old.jpg?ssl=1\" alt=\"100 Congress\" width=\"956\" height=\"621\" class=\"image-compare__image-before\"\/><img loading=\"lazy\" decoding=\"async\" id=\"1004723235\" src=\"https:\/\/i1.wp.com\/www.commercialsearch.com\/news\/wp-content\/uploads\/sites\/46\/2024\/07\/OC_Lobby_New.jpg?ssl=1\" alt=\"100 Congress\" width=\"956\" height=\"621\" class=\"image-compare__image-after\"\/><\/div><figcaption>The lobby of 100 Congress, before and after renovation. Carr Properties, the building\u2019s owner, undertook the redevelopment as part of its \u201cPremium Plus\u201d Strategy, properties that aim to offer a similar experience to Trophy Towers while charging less rent.<\/figcaption><\/figure>\n\n\n\n<p>\u201cIt starts with the location and then the structural fundamentals of the building so that we can achieve an efficient layout for today&#8217;s tenants,\u201d Carr added.<\/p>\n\n\n\n<p>With a similar philosophy, CDPQ, the parent company of Ivanho\u00e9 Cambridge, in a joint venture with Hines, is redeveloping Chicago\u2019s 10 and 120 S Riverside Plaza, two 21-story office properties built in the 1960s. The firms are redeveloping the building\u2019s interior and exterior walkways along the Chicago River, in addition to adding amenities, including a tenant lounge, fitness center and wellness center, according to <em>Chicago YIMBY<\/em>. \u201cIt\u2019s not necessarily brand new, but more like the best of the rest,\u201d said Jonathan Pearce, CPDQ&#8217;s head of U.S. investments, office and life sciences.<\/p>\n\n\n\n<p>For Pearce, it\u2019s a matter of \u201ctranscending the wave of obsolescence,\u201d in both a building\u2019s location and its physical characteristics. Properties located in or near a central business district and within spitting distance of public transportation, with 9- to 13-foot ceilings, and columnless window lines are prime candidates given tenant preferences for more open spaces and natural light.<\/p>\n\n\n\n<p>However, the renovation process can be labor- and capital-intensive and may involve a bit of luck considering the mechanical overhauls required of some buildings, and the fact that walls housing sensitive plumbing and electrical equipment may need to be rearranged.<\/p>\n\n\n\n<p>\u201cIt\u2019s a fairly material intervention, Pearce said. \u201cYou are digging into the structure of the building and are doing something that is much more surgical, but if you\u2019ve got the clear heights and a location to take your rents from $25 to $35, you have the basics of a fairly compelling investment thesis,\u201d he added.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-getting-ahead-of-the-curve\">Getting ahead of the curve<\/h2>\n\n\n\n<p>Moving forward, office developers, owners and operators not only have to compete with each other, but they have to make a case for the office itself. Therefore, there will be a heavy focus on amenities.<\/p>\n\n\n\n<p>\u201cPeople generally want higher quality space, and with a very tight labor market, people can vote with their feet,\u201d noted Pearce.<\/p>\n\n\n\n<figure class=\"wp-block-jetpack-image-compare\"><div class=\"juxtapose\" data-mode=\"horizontal\"><img loading=\"lazy\" decoding=\"async\" id=\"1004723239\" src=\"https:\/\/i2.wp.com\/www.commercialsearch.com\/news\/wp-content\/uploads\/sites\/46\/2024\/07\/OC_Fitness_Old.jpg?ssl=1\" alt=\"100 Congress\" width=\"900\" height=\"700\" class=\"image-compare__image-before\"\/><img loading=\"lazy\" decoding=\"async\" id=\"1004723241\" src=\"https:\/\/i2.wp.com\/www.commercialsearch.com\/news\/wp-content\/uploads\/sites\/46\/2024\/07\/OC_Fitness_New.jpg?ssl=1\" alt=\"100 Congress\" width=\"900\" height=\"700\" class=\"image-compare__image-after\"\/><\/div><figcaption>The fitness center of 100 Congress, before and after renovation. Carr Properties, the building\u2019s owner, undertook the redevelopment as part of its \u201cPremium Plus\u201d Strategy, properties that aim to offer a similar experience to Trophy Towers while charging less rent.<\/figcaption><\/figure>\n\n\n\n<p>They will also be emphasizing mixed-use. \u201cPeople are saying live work play, and it became an expression that many are becoming tired of,\u201d explained Thomas Lee, chief investment officer at Trammell Crow. \u201cBut if you look at the data today, that is becoming more and more important every moment you look at a development or investment; you are doubling down on that.\u201d<\/p>\n\n\n\n<p>The proof is in the pudding. Across 15 different cities surveyed by CBRE Research, mixed-use districts such as Manhattan\u2019s TriBeCa, DC\u2019s The Wharf and Miami\u2019s Brickell all <a href=\"https:\/\/www.commercialsearch.com\/news\/cbre-tentpole-report-future-proofing-the-urban-core\/\">boast<\/a> vacancy rates that are three to four times lower than downtown, with some going into the low single digits.<\/p>\n\n\n\n<p>Therefore, astute developers are building new office space alongside projects that include residential and retail space. One such project is Hoboken Connect, a <a href=\"https:\/\/www.commercialsearch.com\/news\/lcor-launches-leasing-at-new-jersey-waterfront-tower\/\">transit-oriented<\/a> mixed-use project in the New Jersey City of the same name includes a 386-unit apartment tower, a 704,355-square-foot Class A office tower and 5,000 square feet of retail space, all connected to NJ Transit\u2019s Hoboken Terminal.<\/p>\n\n\n\n<p>LCOR, the project\u2019s developer, is viewing the office space being built in the context of its surroundings. Hoboken is roughly 20 minutes away from Midtown Manhattan, with average rents of $38 compared to the latter\u2019s $83, according to CommercialEdge. \u201cWe are a significant discount to those (rents), but what we are offering is a commute that is on par with lower Manhattan to Midtown,\u201d explained Brian Barry, a senior vice president at the firm.<\/p>\n\n\n\n<p>But LCOR knows that for this project to compete with Midtown\u2019s spaces, prospective office tenants need to see something beyond a shiny glass tower. \u201cWhat we are looking at today is the construction of the residential building, alongside the implementation of those public infrastructure improvements, and we are advancing that simultaneous with our preleasing of the office space,\u201d Barry said.<\/p>\n\n\n\n<p>At the same time, Barry is aware of the structural difficulties that the office sector faces. \u201cWhile we are actively out in the market looking for tenants to prelease the space, everything else around it is being developed,\u201d Barry noted. \u201cThey can see what the space will become, and what the experience will be.\u201d<\/p>\n\n\n\n<p><em><a href=\"https:\/\/mydigitalpublication.com\/publication\/?i=827689\">Read the August 2024 issue of CPE<\/a><a href=\"https:\/\/mydigitalpublication.com\/publication\/?i=827689\" target=\"_blank\" rel=\"noreferrer noopener\">.<\/a><\/em><\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>In the flight to quality, there are fewer prime spaces to fly to.<\/p>\n","protected":false},"author":3012,"featured_media":1004723229,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[1521,21808,21747,51037],"tags":[],"class_list":["post-1004721999","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-digital","category-featured","category-office","category-trends"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
