The $150 million project also features an 800,500-square-foot warehouse that came online in 2022 and was sold to Stockbridge Capital Group the same year, according to CommercialEdge data.<\/p>\n\n\n\n<p>The logistics campus is part of the 15,000-acre TGS Cedar Port Industrial Park, the largest master-planned rail- and barge-served industrial park in the U.S.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/why-the-outlook-is-positive-for-those-in-cre\/\">Why the Outlook Is Positive for Those in CRE<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>The new front-load distribution center has dual rail service to Union Pacific and Burlington Northern Santa Fe and is divisible down to 300,000 square feet. The facility has 36-foot clear heights, 56- by 60-foot bay spacing, 110 dock-high loading doors and two drive-in doors, as well as 10 rail doors.<\/p>\n\n\n\n<p>The property also features 185-foot truck courts and 166 trailer stalls, 209 car parking spaces, 7,500 square feet of office space and levelers on each door. Colliers Executive Vice President Ryan Byrd and Vice Chair John Nicholson are in charge of leasing the facility.<\/p>\n\n\n\n<p>Building II is at 6500 Nita Way, some 8 miles from downtown Baytown and 28 miles from the Port of Houston. Downtown Houston is roughly 34 miles away, while George Bush Intercontinental Airport is 46 miles northwest.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-houston-s-industrial-sector-holds-steady\">Houston\u2019s industrial sector holds steady<\/h2>\n\n\n\n<p>Metro Houston\u2019s industrial under-construction pipeline as of May stood at 6.8 million square feet, according to the latest <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-property-values-on-the-upswing\/\">CommercialEdge industrial report<\/a>. Additionally, the vacancy rate during the same month clocked in at 8.0 percent, well above the 5.6 percent national average.<\/p>\n\n\n\n<p>One of the current developments is<a href=\"https:\/\/www.commercialsearch.com\/news\/vigavi-jv-starts-construction-on-north-houston-industrial-project\/\"> WestPoint 45<\/a>, a 728,000-square-foot industrial building in Houston\u2019s Greenpoint submarket. The facility is scheduled to come online next year.<\/p>\n\n\n\n<p>Other notable activities in the market include Lovett Industrial and PCCP LLC\u2019s<a href=\"https:\/\/www.commercialsearch.com\/news\/lovett-pccp-break-ground-on-houston-area-industrial-park\/\"> groundbreaking of Stafford Logistics Park<\/a>, a 785,000-square-foot campus in Stafford, Texas.
