Called Frontier Loan, the financing now supports more than 2.2 million square feet of MDH\u2019s recent acquisitions and developments in Phoenix; Streamwood, Ill.; Savannah, Ga.; Indianapolis; El Paso, Texas; and Ocala, Fla.<\/p>\n\n\n\n<p>MDH CFO Arun Singh and Michael Loffredo, capital markets associate, secured the loan, which was originated by Capital One\u2019s Senior Vice President Mary Lucy Lester.<\/p>\n\n\n\n<p>MDH did not reply to <em>Commercial Property Executive<\/em>\u2019s request for additional information.<\/p>\n\n\n\n<p>The Frontier Loan is MDH\u2019s second term financing deal with Capital One in the past 12 months. The first was the $59.5 million Gemini Loan that closed in July 2023. The Frontier Loan supports acquisitions and developments from MDH\u2019s Fund II, a discretionary fund equating to $750 million of equity, with $2 billion in buying power.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/top-5-industrial-properties-under-construction-in-phoenix\/\">Top 5 Industrial Properties Under Construction in Phoenix<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>The loan expansion includes 800 Phoenix Lake Ave. in Streamwood, Ill., just west of Chicago\u2019s O\u2019Hare International Airport. The 152,000-square-foot Class A facility is fully leased to two users.<\/p>\n\n\n\n<p>The other property in the expansion is Freeport Distribution Center in Phoenix, a fully leased 245,000-square-foot Class A industrial facility.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-watery-woes\">Watery woes<\/h2>\n\n\n\n<p>Last December, MDH scored a big win when it <a href=\"https:\/\/www.commercialsearch.com\/news\/mdh-partners-inks-351-ksf-lease-at-central-florida-facility\/\">leased the entirety of the Ocala Logistics Center<\/a> in Ocala, Fla., to BroadRange Logistics. Avison Young Principal &amp; Managing Director Clay Witherspoon represented ownership, and Strategic Real Estate Partners Principal John Gosnell represented the tenant.<\/p>\n\n\n\n<p>Although <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-transactions\/\">industrial real estate investment<\/a> cooled across the globe during the first quarter, a recovery in demand is expected in the second half of this year, according to a JLL report released at the end of May. Rental growth, though slowing, remains positive.<\/p>\n\n\n\n<p>The report notes that \u201c\u2026 climate-related disruptions were evident in the Panama Canal.
