The metro\u2019s strong economy\u2014fueled by tech giants that support employment and population growth\u2014is spurring demand for all types of properties.<\/p>\n\n\n\n<p>Despite inherent challenges, construction projects pushed through last year. Office completions increased by more than a third compared to 2023, reaching a total of 4 million square feet, <a href=\"https:\/\/www.commercialsearch.com\/news\/seattles-office-assets-trade-high-sales-lag-behind\/\">CommercialEdge data<\/a> shows.<\/p>\n\n\n\n<p>Additionally, more than 5.1 million square feet of office space was underway at the end of 2024, with many of the projects currently under construction having the potential to not only alter the city\u2019s skyline and reshape its infrastructure, but also enhance its overall appeal. Some of these projects mirror the metro\u2019s commitment to <a href=\"https:\/\/www.commercialsearch.com\/news\/green-building-trends\/\">green building practices<\/a>, while others support its urban development and revitalization.<\/p>\n\n\n\n<p>&#8220;The Puget Sound region has much to look forward to when it comes to big infrastructure projects coming online\u2014light rail extensions, community amenities and business footprint expansions\u2014and we have a once-in-a-lifetime opportunity with FIFA World Cup coming in 2026,&#8221; Rachel Smith, president &amp; CEO of the Seattle Metropolitan Chamber of Commerce, told <em>Commercial Property Executive<\/em>. &#8220;All of these will have a significant, lasting, positive impact on making our region&nbsp;a more desirable place to live, work, recreate and raise a family.&#8221;<\/p>\n\n\n\n<p>Last year, two major public projects were completed: the East Link Starter Line, a 6-mile light rail route connecting South Bellevue to Microsoft&#8217;s headquarters in Redmond, and the pedestrian improvements between Pioneer Square and Waterfront Park as part of <a href=\"https:\/\/waterfrontseattle.org\/about\/program-overview\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">the City&#8217;s Waterfront Seattle Program<\/a> that aims to create more green spaces and optimize traffic operations. Out of the 12 proposed projects in the program, eight have already been completed and Waterfront Park (Pier 58) is expected to open later this year.<\/p>\n\n\n\n<p>Besides these publicly funded enhancements, <em>CPE <\/em>has identified several major private developments in the metro, which have the potential to redefine its neighborhoods and alter its skyline.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-1-bellevue-600\">1. Amazon&#8217;s Bellevue 600 is among the biggest projects currently under construction in the metro. When complete, the two towers will add more than 1.5 million square feet of office space to its inventory.<\/p>\n\n\n\n<p>As of April 2025, the project is progressing steadily. After breaking ground on the 43-story east tower in 2021, the tech giant topped out the building in September 2024. The 600-foot-tall&nbsp;mixed-use high-rise is scheduled for completion later this year, when it&#8217;ll join 555 Tower as the tallest buildings in Bellevue. For now, construction activities include ongoing site utility work along 110th St. and 6th Ave., as well as underground utility installations and work at adjacent pedestrian areas.  <\/p>\n\n\n\n<p>Construction is also underway at Bellevue 600&#8217;s second tower, which is set to rise 31 stories and include 764,400 square feet of office, 21,200 square feet of retail, along with an exhibition space on the ground floor and a daycare center. Right after Vulcan broke ground on the tower in 2020, it <a href=\"https:\/\/www.commercialsearch.com\/news\/amazons-bellevue-expansion-continues-with-2-msf-lease\/\">landed Amazon as its tenant<\/a>.<\/p>\n\n\n\n<p>Also known as Sonic, 555 Tower welcomed its first 1,000 employees in late 2023. They currently have access to half of the building, meaning 400,000 square feet of office space across 19 floors. These include two cast bronze sculptures by Rik Allen and Shelley Muzylowski Allen that were built up from thousands of wood twigs pruned from century-old King apple trees,\u201d said NBBJ Architect &amp; Senior Project Manager Leslie Synnestvedt. <\/p>\n\n\n\n<p>The development is now LEED Gold certified, in addition to its Salmon Safe certification.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-the-spring-district\">3. The Spring District<\/h2>\n\n\n\n<p>Bellevue\u2019s BelRed Corridor is home to another massive project: the 36-acre Spring District, a new urban neighborhood in the making. A joint venture between Wright Runstad &amp; Co. and Shorenstein Properties started work on the $2.3 billion masterplan in 2013, with expected completion in 2028. Sound Transit and the City of Bellevue provided the vacant land next to the light rail, valued at $16.3 million, whereas Amazon pledged $100 million through its Housing Equity Fund to accelerate affordable housing production in Bellevue, including a $22.1 million loan for this specific project. The community will come online in 2027.<\/p>\n\n\n\n<p>Meanwhile, several buildings at the Spring District have already been delivered, including three residential ones totaling over 790 units, the Meta-owned Hemlock building with an adjacent market hall and park, as well as Blocks 24 and 16, purchased by Brookfield Properties <a href=\"https:\/\/www.commercialsearch.com\/news\/brookfield-properties-completes-264m-ground-sale-leaseback-deal\/\">for $565 million<\/a> in 2021. META is now leasing seven of the Spring District\u2019s buildings. <\/p>\n\n\n\n<p>Work is also underway on the third phase of the project, which will add another 1.3 million square feet of office space, along with retail. FRED310<\/h2>\n\n\n\n<p>One of the biggest industrial developments in the metro, FRED310, is set to add almost 4 million square feet of space to the Frederickson, Wash., area, spanning 310 acres. Developed through a joint venture between Panattoni Development Co. and Crow Holdings Capital, and funded by a <a href=\"https:\/\/www.commercialsearch.com\/news\/crow-holdings-panattoni-secure-252m-for-seattle-area-mega-project\/\">$252.3 million construction loan<\/a> provided by PCCP on 2023, FRED310 was designed to meet <a href=\"https:\/\/www.commercialsearch.com\/news\/meeting-the-needs-of-industrial-users-of-various-sizes-an-orlando-story\/\">the needs of modern industrial users<\/a>. Building C, comprising 1.2 million square feet, is leased to Floor &amp; Decor, while GE Appliances partially occupies the 753,069-square-foot Building D. Work is still yet to begin at buildings A and B, which will comprise almost 700,000 square feet that need to find a tenant.<\/p>\n\n\n\n<p>As for the project\u2019s impact, Furr believes that household brand names will provide incredible economic benefits to the greater community for years to come, both directly through job creation and indirectly through increased supply chain efficiencies to the end consumer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-5-the-net\">5. The NBBJ-designed skyscraper is slated to encompass 807,600 square feet of rentable space, with floorplates averaging 24,000 square feet. Urban Visions broke ground on the project in 2021, after partnering with Mitsui Fudosan America and selling the development site into the new partnership for $127.7 million.<\/p>\n\n\n\n<p>&#8220;Known as <a href=\"https:\/\/www.commercialsearch.com\/news\/a-backstage-look-at-seattles-next-generation-high-rise\/\">the anti-high-rise<\/a>, the project prioritizes tenant, business and environmental health over the building systems that tend to drive a tall structure,&#8221; Ryan Mullenix, partner &amp; co-leader of NBBJ&#8217;s corporate design practice, told <em>CPE.<\/em> &#8220;Access to nature, encouragement to take the stairs, strong team connectivity and a highly adaptable floorplan are primary principles guiding the tower\u2019s innovative design.&#8221;<\/p>\n\n\n\n<p>At full build-out, The Net is set to feature 13-foot clear heights, providing open environments for its occupants, as well as 10,000 square feet of dedicated retail space, along with 392 parking stalls. Tenants will have access to a marketplace on the second level, a childcare center, a conference center, as well as a cafe and bar. One of the project&#8217;s standout features is its outdoor space, specifically Seattle\u2019s first Sky Park, which will span over three floors and comprise 16,000 square feet of connected terraces with panoramic views of the Pacific Northwest.<\/p>\n\n\n\n<p>Another interesting aspect of the project is the structural ingenuity behind it.<\/p>\n\n\n\n<p>&#8220;The project features a perimeter-braced frame, which allows the main core to be moved away from the center of the floor,&#8221; Mullenix explained. &#8220;Compared to a center core building, the unobstructed floorplates offer 25 percent higher visibility per floor, keep 20 percent more of a tenant\u2019s teams closer and yield over 30,000 square feet of additional space that is contiguous and more configurable.&#8221;<\/p>\n\n\n\n<p>As of April 2025, the project hasn&#8217;t progressed much, most probably due to the overall drop in office space demand and the evolution of remote-work trends.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-6-kanon\">6. The developer <a href=\"https:\/\/www.commercialsearch.com\/news\/beam-reach-partners-to-build-740-ksf-seattle-area-office-campus\/\">signed a ground lease<\/a> for the site with Wallace Properties in 2022, with the expected completion of the project in mid-2026.<\/p>\n\n\n\n<p>&#8220;We\u2019re currently working toward completing the entitlement at KANON later this year,&#8221; said Brian Di Maggio,&nbsp;studio director &amp; senior associate with Gensler.<\/p>\n\n\n\n<p>KANON is set to comprise two 16-story connected towers with an outdoor plaza, and extensive outdoor green areas such as terraces and decks on every tenant floor, which will extend beyond the tower&#8217;s footprint and will double in depth. Plans also call for a 1-acre central park, which will be the largest outdoor green space in downtown Bellevue, as well as rooftop decks, a pedestrian connection to the light rail line, along with bike rooms and lockers.<\/p>\n\n\n\n<p>&#8220;The Wi-Fi-equipped park amenity will feature native landscaping, an amphitheater and a variety of outdoor work, social and eating areas,&#8221; Di Maggio revealed. &#8220;The plaza will serve as a valuable tenant gathering space and welcoming entry to the project, as well as a point of connectivity with the larger community.&#8221;<\/p>\n\n\n\n<p>Sustainability is a core element of the development, which targets LEED Platinum, Fitwel and Salmon Safe certifications. When evaluating structural options, the design team even conducted a carbon impact analysis, trying to track the carbon footprint against its decisions.<\/p>\n\n\n\n<p>&#8220;It will undoubtedly make a positive impact on downtown Bellevue and will act as the new gateway to Fourth Street,&#8221; said Di Maggio. &#8220;The development is designed to meet the evolving needs of tenants\u2014specifically for more spaces that emphasize health and wellness.&#8221;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-7-dexter-yard\">7. The company also added Allen Institute and Cafe Hagen to its tenant roster, but has still yet to lease the remaining 315,000 square feet of office and lab space. <\/p>\n\n\n\n<p>&#8220;Dexter Yard features The Field House, a one-of-a-kind, 5,500-square-foot multi-use space hosting sporting events, company gatherings and community events, an array of shared facilities like lockers, showers, a rooftop deck, conference rooms, bike storage and purposeful pedestrian blocks connecting the surrounding neighborhoods,&#8221; said Mike Ruhl, vice president of leasing at BioMed Realty. <\/p>\n\n\n\n<p>The development also includes Velocity Labs, the company\u2019s move-in ready lab space. Designed by SkB Architects, Dexter Yard provides access to onsite retail spaces, as well as dining options such as SLU BRU. The development&#8217;s proximity to major freeways like Interstate 5 further enhances its accessibility. The site is also strategically located near a bike expressway on Dexter Ave. N. Currently, Genoa Healthcare, Parse Biosciences and Shape Therapeutics are among the tenants at Dexter Yard.<\/p>\n\n\n\n<p>The project was built following <a href=\"https:\/\/www.commercialsearch.com\/news\/biomed-realtys-gateway-of-pacific-where-life-sciences-tech-esg-converge\/\">BioMed Realty&#8217;s sustainability practices<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-8-the-eight\">8. The Eight<\/h2>\n\n\n\n<p>Another Skanska project\u2014now completed\u2014is The Eight, a 540,000-square-foot office and retail development in Bellevue. The 25-story project blends into the neighborhood\u2019s urban fabric while offering a dynamic and wellness-centric environment for its tenants. With floorplates at approximately 23,000 square feet, The Eight was designed to accommodate a variety of needs. <\/p>\n\n\n\n<p>&#8220;We focused on placemaking while making use of space that could be enjoyed from 9 to 5 and 5 to 9,&#8221; said Charlie Foush\u00e9e, executive vice president with Skanska USA Commercial Development. <\/p>\n\n\n\n<p>The building includes 11,000 square feet of ground-level retail space, with a 1,900-square-foot standalone pavilion that enhances the pedestrian experience with engaging public spaces.<\/p>\n\n\n\n<p>At the beginning of 2024, Skanska <a href=\"https:\/\/www.commercialsearch.com\/news\/skanska-signs-legendary-deal\/\">leased more than 70 percent of the building<\/a>\u2014specifically 374,000 square feet of office space and 152,300 square feet of parking\u2014to Pok\u00e9mon.
