The previous owner was SITE Centers Corp., according to CommercialEdge information. A sale price was not disclosed.<\/p>\n\n\n\n<p>The deal marks the partners\u2019 second acquisition this year. In February, the firms <a href=\"https:\/\/www.commercialsearch.com\/news\/big-v-enters-indianapolis-with-shopping-center-buy\/\">entered the Indianapolis market<\/a> with their purchase of Merchants\u2019 Square, a 232,284-square-foot shopping center in the suburb of Carmel. <\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/icsc-las-vegas-special-report-retail-belle-of-the-ball-once-more\/\">Retail\u2019s the \u2018Belle of the Ball\u2019 Again<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>Johns Creek Town Center is also Big V\u2019s fifth acquisition in Georgia, and now its largest asset in the state. The North Carolina-based firm also owns four other community centers in Brunswick, Cornelia, Loganville and Griffin.<\/p>\n\n\n\n<p>For the seller\u2019s part, the deal is the latest in a string of recent retail dispositions across the Southern U.S. In two separate transactions, the firm has sold a <a href=\"https:\/\/www.commercialsearch.com\/news\/greenberg-gibbons-enters-tennessee-with-nashville-buy\/\">retail center near Nashville, Tenn.<\/a>, and a <a href=\"https:\/\/www.commercialsearch.com\/news\/site-centers-sells-dfw-area-shopping-center-for-42m\/\">shopping center in the Metroplex<\/a> for a combined $77 million.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-retail-center-near-atlanta\">A retail center near Atlanta<\/h2>\n\n\n\n<p>Johns Creek Town Center came online in 2000 on a 30.3-acre site, CommercialEdge shows. Tenants at the five-building retail center are a mix of clothing, grocery and department stores, and feature Market by Macy\u2019s, HomeGoods, Sprouts, Ulta Beauty, Michael\u2019s, Sketchers and PetSmart, among others. Prior to the sale, JLL and SITE Centers handled leasing at the property.<\/p>\n\n\n\n<p>Located at 3630 Peachtree Parkway, Johns Creek Town Center is within a 3-mile radius of a population of roughly 75,000. Area retailers include T.J. Maxx, Ross Dress for Less, Publix, Lowe&#8217;s and Home Depot. Downtown Atlanta is 25 miles to the southwest.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-more-retail-space-needed\">More retail space needed<\/h2>\n\n\n\n<p>Atlanta continues to see high demand for retail space, according to a recent <a href=\"https:\/\/www.colliers.com\/en\/research\/atlanta\/24q1-atlanta-retail-market-report\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers report<\/a>. The metro ranked fourth in the nation for retail investment sales in 2023.<\/p>\n\n\n\n<p>Additionally, in the first quarter of this year, the vacancy rate remained near a record low at 3.6 percent, 250 basis points below the 10-year average.
