This followed the August 2023 purchase of a last-mile warehouse and distribution facility in San Francisco\u2019s India Basin submarket.<\/p>\n\n\n\n<p>Land-constrained markets are likely to fair better than those where overbuilding could lead to an over-supply, driving down lease rates, according to Damon Juha, partner &amp; Real Estate Practice vice chair at Saul Ewing.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/top-emerging-industrial-markets\/\">Top 5 Emerging Industrial Markets in 2024<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>He told <em>CPE<\/em>, \u201cAdding logistics centers in supply-constrained markets is not for the faint of heart, and there are only so many companies that can afford these facilities.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-great-location\">Great location<\/h2>\n\n\n\n<p>Frank Petkunas, executive vice president &amp; partner, Northeast Region, CRG, told <em>Commercial Property Executive<\/em> that the Northeast has become a more popular location for logistics because a lot of the big companies started to realize they could hit a majority of the Canadian population\u2014Toronto, Ottawa and Montreal are all within a one-day drive\u2014as well as serving the Boston market from within the triangular area of Boston, Hartford, Conn., and Providence, R.I.<\/p>\n\n\n\n<p>Petkunas said there\u2019s also been a shift in the power channel: first the manufacturers had power, then the retailers, then the e-commerce companies, and now the consumer.<\/p>\n\n\n\n<p>\u201cConsumers have so much choice; they can change brand loyalty in an instant,\u201d he said. \u201cThe warehouses are there to make the consumers as happy as possible. Transportation costs and proximity to transit infrastructure and labor all matter, but population proximity is now the most important. Companies want to be near MSAs.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-barriers-to-entry-can-be-a-challenge\">Barriers to entry can be a challenge<\/h2>\n\n\n\n<p>Terry Lynch, SIOR, vice president, DarwinPW Realty\/CORFAC International, told <em>CPE<\/em> that supply-constrained markets typically have additional barriers of entry.<\/p>\n\n\n\n<p>\u201cLack of available land translates to identifying in-fill sites which tend to require additional capital for environmental clean-up along with extensive site work,\u201d Lynch said.<\/p>\n\n\n\n<p>\u201cWhen these sites are located within city limits in major metropolitan areas, the lead time for the entitlement process can be extensive.
