Other high-caliber tenants signing leases in the past year at the industrial park include Goodyear, NFI, Turn 14 and DHL.<\/p>\n\n\n\n<p>The new deal for Building 6 represents the fifth major lease for the Class A industrial park that will have 7 million square feet of industrial space at full build-out.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/how-will-the-rise-in-manufacturing-investment-impact-industrial-cre\/\">How Will the Manufacturing Investment Boom Impact Industrial CRE?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>Mohr Capital, a Dallas-based privately held real estate investment firm that specializes in acquisition and development of commercial real estate assets across the country, <a href=\"https:\/\/www.commercialsearch.com\/news\/mohr-capital-completes-1-msf-building-at-indianapolis-campus\">completed Building 6<\/a> in February 2023. At that time, Mohr Logistics Park had 1.5 million square feet under construction, with another 1.2 million square feet of build-to-suit space expected to be developed.<\/p>\n\n\n\n<p>Mohr broke ground on the project in June 2020. By July 2021, the developer had delivered Building 1, a 1 million-square-foot build-to-suit facility to Cooper Tire. That same month, Mohr began construction on Building 9, a speculative 827,000-square-foot facility, and Building 6.<\/p>\n\n\n\n<p>Building 6 is a 40-foot clear-height, cross-dock warehouse and distribution facility. Other features include two drive-in doors, 68 dock doors and a total of 527 parking spots.<\/p>\n\n\n\n<p>Located at 5741 N. Graham Road in Whiteland, Ind., Mohr Logistics Park is 19 miles from downtown Indianapolis and close to interstates 465 and 65. The location is 25 miles from FedEx\u2019s Indianapolis International Hub and within 27 miles of Indianapolis International Airport.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-team-players\">Team players<\/h2>\n\n\n\n<p>Firms contributing to development at Mohr Logistics Park include Sam Fugate with Pepper Construction, Shawn Curran with Curran Architects and Ross Nixon with American Structurepoint.<\/p>\n\n\n\n<p>Mark Writt with CBRE represented Mohr on the latest lease. Cummins was represented by Heidi Kent and Gabrielle Woolley of Cummins. Kathy Foster, Anne Street, Jon Jessup and Brian Zurawski with Colliers served as tenant representatives for Cummins. Steve Fenton represented UBM Bank as the lender.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-mohr-deals\">Mohr deals<\/h2>\n\n\n\n<p>Mohr Logistics Park is the largest industrial park developed in the Indianapolis area in 15 years. Mohr has also been active in other markets around the U.S. in recent years. In August 2023, Mohr acquired three mission-critical facilities from Crothall Laundry Services, an H.I.G. Capital company and one of the leading providers of medical laundry services to the hospital industry. The off-market transaction included facilities in&nbsp;Phoenix, Winston Salem, N.C., and&nbsp;Birmingham, Ala.<\/p>\n\n\n\n<p>In June 2022, the firm broke ground on a <a href=\"https:\/\/www.commercialsearch.com\/news\/mohr-capital-to-build-phoenix-area-project\/\">two-building, speculative industrial campus<\/a> totaling 704,472 square feet in Surprise, Ariz., within Summit Business Park, a Foreign Trade Zone capable industrial area totaling approximately 142 acres.
