Who\u2019ll lease them? Who\u2019ll finance them? Who\u2019ll be willing to spend what it will takes to make them sustainable and competitive? <\/p>\n\n\n\n<p>In a report last year, Moody\u2019s found <a href=\"https:\/\/cre.moodysanalytics.com\/insights\/cre-news\/office-utilization-support-office-occupancy\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">31 percent of office buildings<\/a> across their top 80 primary metros were built before 1980, making them potentially \u201cobsolete\u201d in light of tenants\u2019 desire for state-of-the art space.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>But don\u2019t tell that to Tony Malkin, chairman &amp; CEO of Empire State Realty Trust Inc., which owns 8.6 million square feet of office space\u2014including the Empire State Building and seven other pre-war Manhattan assets. ESRT spent $1 billion over a decade on improving 93 percent of that office space with a focus on maximizing energy efficiency and making a sound business case for deep energy retrofits. And now its &#8220;2.0 plan&#8221; is to reduce carbon emissions 40 percent by 2030 and 80 percent by 2050\u2014in line with the city&#8217;s targets.<\/p>\n\n\n\n<p>\u201cThe idea was to make the Empire State Building green,\u201d Malkin said, speaking at BOMA\u2019s Energy Day in New York yesterday. \u201cBut, as we delved into it more, it was incredibly important to me that we make the economic model. If there wasn\u2019t an economic model, it didn\u2019t make sense to our investors.\u201d<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/designing-an-office-experience-that-feels-like-home\/\">Designing an Office Experience That Feels Like Home<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>According to Malkin, the doom and gloom about older properties is more a product of the capital crisis than market reality. \u201cIt may be a result of overleveraging and underinvestment,\u201d he said.<\/p>\n\n\n\n<p>In addition to making systems more efficient, ESRT has also sought to reduce energy consumption through tenant involvement, since buildings essentially serve to support their operations. &#8220;Without tenants, we don&#8217;t cause an issue,&#8221; he said. They care about this stuff.\u201d<\/p>\n\n\n\n<p>Anyone can do what ESRT has done, Malkin said, and ESRT&#8217;s strategy is <a href=\"https:\/\/www.nyserda.ny.gov\/Search-Results.aspx?searchvalue=Empire%20State%20Realty%20Trust%20Fact%20Sheet&amp;sort=0&amp;pagetype=0&amp;pagenumber=1&amp;page=1\">publicly available<\/a> on the New York Energy Research &amp; Development website.<\/p>\n\n\n\n<p>Tearing down underutilized office buildings, Malkin said, would be like &#8220;tearing down trees in a rain forest,&#8221; because of the embodied carbon implications. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>And forget residential conversions. For Malkin, there is a an opportunity to repurpose older office buildings as office buildings. ESRT&#8217;s portfolio of mostly older properties, he said, is 92 percent leased, and the company has logged nine consecutive quarters of positive absorption.<\/p>\n\n\n\n<p>&#8220;That opportunity is real and cannot be ignored,&#8221; he said.<\/p>\n\n\n\n<p>Of course, not every owner of vintage office owns an Empire State Building or a One Grand Central Place, which is across from Grand Central Station and\u2014full disclosure\u2014the location of my office. But, with only 10-15 percent of office properties candidates for conversion, Malkin makes a point worthy of investigating.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Can older buildings compete today?
