These include new housing, medical facilities, professional offices, a municipal community center, hotel guestrooms, as well as retail, dining and entertainment options.<\/p>\n\n\n\n<p>The plans for the 215-acre site, now before officials at the town of Clay, N.Y., envision \u201ca vibrant town center \u2026 with a walkable town center, entertainment district, health and wellness campus, and premier residential community,\u201d according to the developers.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/turning-a-textile-mill-into-a-modern-mixed-use-destination\/\">Turning a Textile Mill Into a Modern Mixed-Use Destination<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>A total investment valued at more than $1 billion is expected to result in:<\/p>\n\n\n\n<p>\u2022&nbsp; More than 600,000 square feet of retail, community, grocery, restaurant and entertainment space;<\/p>\n\n\n\n<p>\u2022&nbsp; More than 790,000 square feet of medical and office space;<\/p>\n\n\n\n<p>\u2022&nbsp; Over 750 hotel guestrooms;<\/p>\n\n\n\n<p>\u2022&nbsp; Several \u201cmixed-use clusters,\u201d each with 300 to 500 new housing units.<\/p>\n\n\n\n<p>Assuming rapid permitting and approvals, construction is scheduled to begin in the fourth quarter.<\/p>\n\n\n\n<p>Hart Lyman is headquartered in Syracuse, and Conifer Realty has offices in Rochester, N.Y., and other locations. Conifer has developed more than 21,000 affordable housing apartments across more than 300 residential communities.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-small-chips-big-growth\">Small chips, big growth<\/h2>\n\n\n\n<p>A giant semiconductor manufacturing facility is also coming to the town of Clay. In October 2022, <a href=\"https:\/\/www.commercialsearch.com\/news\/micron-to-build-100b-semiconductor-plant\/\">Micron Technology announced<\/a> the construction of a memory-chip fabrication plant that will involve an investment of as much as $100 billion. The \u201cmegafab\u201d reportedly will be the largest-ever private investment in the state of New York.
