The development will feature approximately 2,358 square feet of office space,32-foot clear heights, 27 dock high truck doors, 8 drive-in doors and around 225 parking spaces.<\/p>\n\n\n\n<p><strong>Ware Malcomb<\/strong> designed the buildings to be able to accommodate occupier size ranges from 13,000 square feet to more than 157,000 square feet, suitable for a wide range of tenants.<\/p>\n\n\n\n<p><strong>Cushman &amp; Wakefield<\/strong> Executive Managing Director Drew McManus and Senior Directors Bryan Fry and Ryan Searle will oversee leasing efforts for Point Central Business Park.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-central-location\">A central location<\/h2>\n\n\n\n<p>The 9.5-acre Point Central Business Park is taking shape at 1051 E. 73 Ave., in the Central Denver submarket. The development is close to the intersection of Route 36 and interstates 76, 270 and 25, allowing quick access across metro Denver. Due to its location in the Unincorporated Adams County, the industrial tenants will benefit from low sales tax rates.<\/p>\n\n\n\n<p>Denver\u2019s overall industrial vacancy remained flat at 7.0 percent in the final quarter of last year, according to a recent Cushman &amp; Wakefield report.
