That&#8217;s a key takeaway of <strong>Seyfarth Shaw<\/strong> <strong>LLP<\/strong>\u2019s ninth annual <a href=\"https:\/\/www.seyfarth.com\/real-estate-market-sentiment-survey.html\" target=\"_blank\" rel=\"noreferrer noopener\">Real Estate Market Sentiment Survey<\/a>.<\/p>\n\n\n\n<p>Of the 120 executives who participated in the law firm&#8217;s survey, 83 percent predict that 2024 will be a year of opportunity for their companies, while only 17 percent anticipate a retrenchment. That&#8217;s a notable uptick from 69 percent and 31 percent in <a href=\"https:\/\/www.commercialsearch.com\/news\/amid-uncertainty-optimism-reigns-seyfarth\/\">last year\u2019s survey.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-interest-rates-the-root-of-most-difficulties\">Interest rates, the root of most difficulties<\/h2>\n\n\n\n<p>The positivity\u2019s primary cause? The interest rate cuts that 94 percent respondents expect this year. The federal funds rate\u2019s <a href=\"https:\/\/www.commercialsearch.com\/news\/interest-rates-stay-put-again\/\">target range<\/a> sits at 5.25 percent to 5.5 percent, the highest since the Global Financial Crisis.<\/p>\n\n\n\n<p>Still, opinions range widely about how much rates will come down. A slight majority, 51 percent, anticipate a net decrease of 26 to 50 basis points. Another 23 percent predict that the Fed will slash rates by 50 bps or more. And 20 percent anticipate that any rate cuts will top out at 25 bps.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/why-cres-high-rate-environment-presents-opportunities-for-some\/\"><span class=\"fl-heading-text\">Why High Interest Rates Present Opportunity for Some<\/span><\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>These sentiments come as no surprise. Asked to name their three top concerns, 70 percent named interest rates. For 70 percent of respondents, it will take more than a 50-bps net decrease. That breaks down to 49 percent specifying 51 to 100 bps in cuts, plus 21 percent who believe that the funds rate needs to decrease by at least 100 bps.<\/p>\n\n\n<p>Taken together, these responses &#8220;reflect an optimistic outlook of the commercial real estate market, with opportunities being presented by an expectation of lower interest rates,&#8221; commented Ron Gart, a partner at Seyfarth.<\/p>\n\n\n<h2 class=\"wp-block-heading\" id=\"h-deals-getting-done\">Deals getting done<\/h2>\n\n\n\n<p>The magnitude of the rate cuts are closely related to other issues that influence deal velocity. Institutional and private investors alike, largely immune to the effects of high interest rates, combined to form 70 percent of respondents\u2019 top sources. That outpaced self-funding, foreign investors and unidentified sources.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-tackling-the-trends\">Tackling the trends<\/h2>\n\n\n\n<p>The survey highlights other telling trends. For 26 percent, distressed assets don&#8217;t figure at all in this year&#8217;s investment strategy. About 29 percent intend to allocate 11 to 25 percent of their portfolio to distressed assets. Another 11 percent are targeting between 26 and 50 percent, while 9 percent plan on allocating more than 50 percent. <\/p>\n\n\n\n<p>On the conversion front, these projects appear to be on executives\u2019 back burner for now. The main factor is financing, particularly for construction.
