The company plans to break ground on its Houston Texas Distribution Center this spring and delivery is expected in 2026. <strong>Hines<\/strong> will develop the project.<\/p>\n\n\n\n<p>Set to be one of Grainger\u2019s largest facilities upon its completion, the warehouse will feature a 36-foot clear height, 52- by 50-foot column spacing and a total of 740 car parking spaces.<\/p>\n\n\n\n<p>The distribution center will house industrial supply items such as hand and power tools, heating, ventilation and air conditioning equipment, lighting, power transmission equipment, fluid power solutions and motors.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-next-for-industrial-real-estate\/\">What&#8217;s Next for Industrial Real Estate?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>The property will take shape on a vacant 108-acre parcel of land, near the intersection of Hempstead Highway and Roberts Road, 35 miles northwest of downtown Houston. Daikin Texas Technology Park and Broad-Ocean Motor\/Manufacturing Texas are within a 4-mile radius of the development site.<\/p>\n\n\n\n<p>Grainger currently has other industrial projects underway as well. The company plans to open a 525,000-square-foot bulk warehouse in Pineville, N.C., later this year, while another 535,000-square-foot distribution center in Gresham, Ore. is set for delivery in 2025.<\/p>\n\n\n\n<p>Grainger already operates more than 45 locations in Texas, six of them being in Houston. The firm also has two logistics facilities outside of Dallas.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-texas-industrial-market-prospers\">The Texas industrial market prospers<\/h2>\n\n\n\n<p>Texas had the highest concentration of construction starts in 2023, with three markets ranking in the top five nationwide: Dallas (28.4 million square feet), Houston (14.1 million square feet) and Austin (10 million square feet), a recent <a href=\"https:\/\/www.commercialsearch.com\/news\/transformative-shifts-a-recap-of-2023-in-the-dynamic-industrial-sector\/\">CommercialEdge report<\/a> shows. At the end of last year, Houston had 12.5 million square feet under construction, representing 2.1 percent of stock.<\/p>\n\n\n\n<p>And more development is expected this quarter. In January, Constellation Real Estate Partners announced plans for the construction of <a href=\"https:\/\/www.commercialsearch.com\/news\/constellation-to-develop-537-ksf-houston-warehouse\/\">Constellation Eldridge<\/a>, a 537,375-square-foot speculative warehouse in Houston.
