Carey<\/em><\/figcaption><\/figure>\n\n\n\n<p>To minimize disruptions and build resilience into their supply chains, corporations are increasingly shifting their focus from convenience (&#8220;just in time&#8221;) to <a href=\"https:\/\/www.commercialsearch.com\/news\/resilience-is-the-bottom-line-in-site-selection\/\">resilience (&#8220;just in case&#8221;)<\/a> and from offshoring manufacturing to nearshoring. Amid that transition, Mexico is a rising star in the industrial real estate market.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/whats-next-for-industrial-real-estate\/\">What\u2019s Next for Industrial Real Estate?<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>Our neighbor to South is surpassing China as the U.S.\u2019 largest trading partner as deglobalization slowly but surely pushes through. In the first seven months of 2023, more than <a href=\"https:\/\/www.statista.com\/chart\/7749\/most-important-trading-partners-of-the-united-states\/#:~:text=Foreign%20Trade&amp;text=As%20of%20July%202023%2C%20Mexico,in%20the%20year%20to%2Ddate.\" target=\"_blank\" rel=\"noreferrer noopener\">$460 billion<\/a> in goods were exchanged between Mexico and the U.S., Statista reports.<\/p>\n\n\n\n<p>Industrial real estate investors and developers have noticed that, too. According to <strong>Fitch Ratings<\/strong>, Mexico\u2019s industrial market attracted more than $18.6 billion in foreign investment in the first quarter of 2023 alone, a 48 percent increase year-over-year.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Advantages: Tangible and intangible<\/h2>\n\n\n\n<p>The Mexican industrial market encompasses 916 million square feet across its <a href=\"https:\/\/www.statista.com\/statistics\/1383034\/total-inventory-industrial-real-estate-mexico-by-market\/\" target=\"_blank\" rel=\"noreferrer noopener\">major cities<\/a>, according to Statista. This is only projected to grow, with companies such as Tesla eyeing the market. Elon Musk is considering a $5 billion factory in Monterrey, near the border with Texas, and the local government is <a href=\"https:\/\/www.reuters.com\/business\/autos-transportation\/mexico-gives-tesla-land-use-permits-gigafactory-says-state-government-2023-12-13\/\" target=\"_blank\" rel=\"noreferrer noopener\">ready to sweeten the deal<\/a>.<\/p>\n\n\n\n<p>For owners, operators and tenants, the advantages are both tangible and intangible. On both ends, the market\u2019s most obvious benefit is its geography, with northern states such as Baja California, Chihuahua, Coahuila and Nuevo Le\u00f3n providing proximate shipping and manufacturing. Meanwhile, Mexico City can act as a more centralized base of operations.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/for-2024-prologis-forecasts-growing-freight-traffic\/\">For 2024, Prologis Forecasts Growing Freight Traffic<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>\u201cIt\u2019s available, closer to the North American markets than the Asian ones, and provides an opportunity to get goods just in time,\u201d pointed out Matt Brodnik, chief investment officer, <strong>EQT Exeter<\/strong>.<\/p>\n\n\n\n<p>Brodnik\u2019s company owns five industrial properties around Mexico City totaling nearly 3.2 million square feet. Primary uses are logistics and distribution, plus some light industrial. The park benefits from both access to many highways in central Mexico, as well as proximity to Mexico City.<em> Image courtesy of EQT Exeter<\/em><\/figcaption><\/figure><\/div>\n\n\n<p>\u201cThe closer you are, the better you are able to mitigate (these) from a supply-chain standpoint,\u201d he added.<\/p>\n\n\n\n<p>Andres Correa, director of Latin America corporates at Fitch Ratings, also sees strength in the \u201cregionalization\u201d of logistics and manufacturing.<\/p>\n\n\n\n<p>\u201cMexico\u2019s proximity is helpful; we have the USMCA agreement that helps it, and more recent policies such as the Inflation Reduction and CHIPS Acts and the Infrastructure Bill have all tricked down to it,\u201d Correa said.<\/p>\n\n\n\n<p>On top of reducing complexities in shipping and manufacturing, industrial facilities in Mexico are also less expensive to operate. Labor costs are roughly <a href=\"https:\/\/www.ivemsa.com\/manufacturing-in-mexico\/mexico-vs-china-manufacturing\/#:~:text=Labor%20Costs,more%20easily%20predict%20labor%20costs.\" target=\"_blank\" rel=\"noreferrer noopener\">20 percent lower<\/a> than in China, while the country\u2019s median age of 30.6 years is nearly 10 years below those of the U.S. and China.<\/p>\n\n\n\n<p>\u201cCompared to the U.S. and China, (it has) a good level of education and technical know-how, and there are also good demographics,\u201d Correa added. <\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/supply-chain-challenges-the-era-of-deglobalization\/\">Supply Chain Challenges: The Era of Deglobalization<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-cyan-bluish-gray-color has-alpha-channel-opacity has-cyan-bluish-gray-background-color has-background is-style-wide\"\/>\n\n\n\n<p>Energy and transportation costs are lower as well, with electricity rates per kilowatt-hour between $0.023 and $0.107 <a href=\"https:\/\/insights.tetakawi.com\/the-costs-of-manufacturing-in-mexico-vs.-the-u.s\" target=\"_blank\" rel=\"noreferrer noopener\">cheaper<\/a>. Carey<\/em><\/figcaption><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-roadblocks-along-the-way\">Roadblocks along the way<\/h2>\n\n\n\n<p>Despite the allure, owning and operating in Mexico has its unique challenges, most importantly the lacking infrastructure. \u201cFor energy alone, in order to support the demand for industrial facilities, Mexico would have to double its generation capacity, and that represents a significant investment in the next few years,\u201d Correa noted.<\/p>\n\n\n\n<p>Meanwhile, roads and transportation remain inconsistent. Ruben Smith, partner-in-charge of the Santa Ana, Calif., office of law firm <strong>Frost Brown Todd<\/strong>, has a client building a 3,000-acre industrial park in Baja California, one of the largest developments in the country.
