The property will be converted from a long-term owner\/user to a multi-tenant IOS campus, expected to serve modular workforce, residential housing, heavy equipment vendors, as well as space rental product suppliers.<\/p>\n<hr \/>\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/e-commerce-continues-to-fuel-industrial-expansion\/\">E-commerce Continues to Fuel Industrial Expansion<\/a><\/p>\n<hr \/>\n<p>Quilvest Capital Partners began investing in the IOS sector in 2021. As these assets have demonstrated their resilience across market cycles, the company is planning to expand its footprint in the market, Quilvest Capital Partners&#8217; Partner &amp; Co-Head of Real Estate, Barry Hammerman, said in prepared remarks.<\/p>\n<h2>Important players in the industry<\/h2>\n<p>Over the last several years the <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-outdoor-storage-continues-to-grow\/?utm_source=WhatCountsEmail&amp;utm_medium=CPE%20Daily&amp;utm_campaign=NEW%20CPE%20Daily\" target=\"_blank\" rel=\"noopener\">IOS sector<\/a> has emerged to be at least a $200 billion market, continuing to attract institutional investors, development companies and real estate investment firms. Notable players in the industry include <strong>GreenPoint Partners<\/strong>, which launched a <a href=\"https:\/\/www.commercialsearch.com\/news\/greenpoint-bets-500m-on-industrial-outdoor-storage-sector\/\" target=\"_blank\" rel=\"noopener\">$500 million IOS platform<\/a> in March. With <strong>GCM Grosvenor<\/strong> as its lead investor, the platform will target semi-truck parking and trailer storage assets across the U.S.<\/p>\n<p>In February 2022, <strong>J.P. Morgan Global Alternatives<\/strong> and <strong>Zenith IOS<\/strong> formed a <a href=\"https:\/\/www.commercialsearch.com\/news\/jv-kicks-off-700m-industrial-outdoor-storage-platform\/\" target=\"_blank\" rel=\"noopener\">$700 million joint venture<\/a>, to create a national IOS platform.
