Image courtesy of Schnitzer West\" width=\"300\" height=\"225\" \/><\/a><p id=\"caption-attachment-1004689116\" class=\"wp-caption-text\">201 Filmore is scheduled for delivery for late 2025.<em> Image courtesy of Schnitzer West<\/em><\/p><\/div>\n<p><strong>Schnitzer West<\/strong>, in partnership with <strong>Brue Baukol Capital Partners<\/strong>, has commenced construction on 201 Filmore, a 140,000-square-foot Class A office and retail development in Denver\u2019s Cherry Creek submarket.<\/p>\n<p>The project is designed by <strong>Goettsch Partners<\/strong>, while <strong>PCL Construction<\/strong> is the appointed general contractor. 201 Filmore is expected to achieve LEED Gold certification and is scheduled for delivery in the third quarter of 2025.<\/p>\n<p>201 Filmore will be an eight-story building that will include 8,600 square feet of retail space, 15,000- to 18,000-square-foot column-free floorplates, secure loading docks, bike parking and 251 vehicle parking spots. Common-area amenities will feature a restaurant on the ground floor, rooftop terrace and a flexible working space area on the second floor.<\/p>\n<p>In November 2022, the partnership secured the <a href=\"https:\/\/www.commercialsearch.com\/news\/schnitzer-west-jv-launches-denver-mixed-use-project\/\" target=\"_blank\" rel=\"noopener\">development site and launched the project.<\/a> During the same period, they also signed a preleasing agreement for the project\u2019s entire office space with <strong>Antero Resources<\/strong>, according to CommercialEdge.<\/p>\n<h2>Committed to Denver<\/h2>\n<p>201 Filmore is close to Cherry Creek Shopping Center and to multiple bus stations, being 3.8 miles from downtown Denver, 19 miles from Denver International Airport and within 32 miles of Boulder, Colo.<\/p>\n<p>Schnitzer West repositioned and delivered more than 11.3 million square feet of Class A office across the U.S. The company recently <a href=\"https:\/\/www.commercialsearch.com\/news\/schnitzer-west-delivers-240-ksf-denver-office-building\/\" target=\"_blank\" rel=\"noopener\">delivered The Current<\/a>, a 240,000-square-foot office building in Denver&#8217;s River North neighborhood.
