Trammell Crow Co<\/strong>. has commenced construction on the first phase of an approximately 1 million-square-foot industrial park in Goodyear, Ariz. Cotton Lane Commerce Park\u2019s first phase will comprise two Class A buildings, totaling 542,873 square feet, with completion scheduled for September 2024.<\/p>\n

According to CommercialEdge data, Trammell Crow Co. funded the project with a $10.4 million construction loan, provided by Western Alliance Bank. The development team includes Butler Design Group<\/strong> as architect and Willmeng Construction<\/strong> as general contractor.<\/p>\n

Two rear-load buildings will rise at the Southwest corner of Cotton Lane and Elwood Street. Plans call for 36-foot clear heights, 6,000 amps of power, secured truck courts and roughly 560 vehicle parking spots. Building A will encompass 279,961 square feet, while Building C will total 262,912 square feet. Both are designed to accommodate multiple tenants, with divisible space starting from 50,000 square feet.<\/p>\n

Phase two will encompass the 445,701-square-foot Building B, which is set to feature 40-foot clear heights. The developer is currently waiting on city approvals for this building, according to CommercialEdge.<\/p>\n

An additional 30-acre, developable site, adjacent to Cotton Lane Commerce Park is available for lease or sale. The property has access to Union Pacific Railroad service.\u00a0CBRE<\/strong>‘s Executive Vice Presidents Pat Feeney and Dan Calihan, together with Associate Tyler Vowels will market the land.<\/p>\n

Megaprojects thrive in Phoenix<\/h2>\n

Phoenix continued to top the rankings for industrial development, with more than 51 million square feet underway as of August, a recent CommercialEdge report<\/a> shows.<\/p>\n

Several large projects broke ground in recent months, such as Lincoln Property Co.’s Luke Field<\/a>, in Glendale, Ariz. The $515 million, Class A development is set to encompass 2.4 million square feet of space. Luke Field is expected to come online in late 2024.<\/p>\n

Another megaproject is ViaWest Group’s The Base<\/a>, a 144-acre industrial development in the same area. Developed together with Willmeng Construction, the first phase will comprise seven buildings totaling 1.2 million square feet.<\/p>\n","protected":false},"excerpt":{"rendered":"
