The Buckeye, Ariz., department of Planning & Zoning has given the go-ahead for the construction of a nearly 1.2 million-square-foot Class A industrial building 25 miles to the west of Phoenix.<\/p>\n

BET Investments<\/strong>, is developing the project as Building B of Buckeye I-10 Logistics, a planned 145-acre, 2.2 million-square-foot distribution park. Once completed, the three-building industrial development will be the largest of its kind along Interstate 10.<\/p>\n

Construction on the recently approved Building B is expected to take place over the next two years. Butler Design Group<\/strong> is serving as the development’s architect, and Layton Construction<\/strong> is providing contracting services. The Philadelphia-based developer broke ground on the park\u2019s 641,000-square-foot first building<\/a> in April of 2022. That building was delivered at the end of the year, and remains unoccupied. Building C, the property\u2019s planned third phase, will span 448,913 square feet.<\/p>\n

According to reporting from the Phoenix Business Journal<\/em>, Building B\u2019s approval was narrowly won, with the Planning & Zoning commission voting 4-3 in favor of the development taking place. Objectors cited the facility\u2019s large size, as well as potential impacts on local traffic coming down Verrado Way as downsides, with a large number of semi-trucks going to and from the facility each day, the report states.<\/p>\n

At full build-out, Building B will total 1,149,120 square feet, and will be intended primarily for bulk industrial storage and warehousing. The facility will lie within a trade area of 128,000 potential customers, with easy access to nearly 18,000 qualified workers. Situated at the intersections of Interstate 10 and 215th Ave., Building B and the larger park will have quick connections to many local and interstate highways in and around Maricopa County, including Arizona State Routes 85 and 303. The park lies within a two-day drive of large population centers in California, Nevada, New Mexico, Texas, Utah and Colorado.<\/p>\n

Buckeye bucks up<\/h2>\n

Industrial developments of all types around the high-demand Phoenix suburb continue apace, as the area is sought after due to its large roster of corporate users, proximity to up-and coming manufacturing facilities<\/a>, location in a foreign trade zone and ease of access to major markets in the Western U.S. in comparison to other parts of metro Phoenix. Among BET\u2019s investments in the region, Buckeye I-10 Logistics joins the Mountain View Business Center, a 150-acre master-planned project that will include residential, office, industrial and retail components.<\/p>\n

In August, a joint venture between Van Tuyl Cos. and Eisenberg Co. picked up a 225-acre development site<\/a> for the construction of Buckeye 225, a 3.6 million-square-foot industrial park. In June, Martens Development broke ground on Mission Park<\/a>, a two-building, 723,508-square foot project that is expected for delivery in 2024.<\/p>\n","protected":false},"excerpt":{"rendered":"
