Lincoln Property Company<\/strong> is set to break ground this month on the Bloomingdale Trade Center, a 482,350-square-foot Class A distribution facility in Savannah, Ga. The development will be the firm\u2019s first ground-up project in the Savannah area and is expected to open in the fourth quarter of 2024.<\/p>\n

Port-oriented development<\/h2>\n

In nearby Pooler, Lincoln Property was tapped to manage a 640,000-square-foot Amazon fulfillment center<\/a>. The 73-acre facility is part of the Pooler Megasite a 1,900-acre section of land that was recently incorporated into Chatham County.<\/p>\n

In a statement, Denton Shamburger, a senior vice president at the firm, said that the property\u2019s proximity to the port of Savannah and quick highway access were key motivators for its location. Situated at the intersections of Bloomingdale Road and Jimmy Deloach Parkway, the property is within 6 miles of Hilton Head International Airport, 12 miles of the Port of Savannah and 17 miles from downtown Savannah. Access to Interstates 16 and 95 is within one and 5 miles, respectively.<\/p>\n

At full build-out, the front-loading logistics facility will include 80 dock-high loading doors and two drive-in doors that give way to an interior with 36-foot clear heights and 53- by 52-foot column spacing with 60 speed bays. The facility will be flanked by 121 trailer and 266 car parking spaces and will include dedicated tenant amenity spaces.<\/p>\n

Construction, leasing management and marketing of Bloomingdale Trade Center will be done in-house, with Shamburger, alongside Vice President Turner Fortin and Leasing Associate Colin Beecham overseeing the operations.<\/p>\n

Shipping in Savannah<\/h2>\n

Savannah, home to the third-busiest seaport in the nation, has become a darling of shipping and logistics-related investment and development. Data from a second quarter 2023 report<\/a> from Colliers<\/strong> shows that the city has more than 16 million square feet of space in its pipeline, with a quarterly inventory increase of 10 million square feet.<\/p>\n

Some recent high-profile developments from around the city include three new warehouses totaling 1.3 million square feet at RiverPort Commerce Park<\/a>, a 510-acre industrial park taking shape at the Port of Savannah. In January, another 1.1 million square feet of space has been added to the port town\u2019s pipeline, with Becknell Industrial announcing the construction of the third building within the Augusta Commerce Center<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"
