The joint venture of Van Tuyl Cos.<\/strong> and Eisenberg Co.<\/strong> is one step closer to starting construction on Buckeye 225, a 3.6 million-square-foot industrial park in Buckeye, Ariz.<\/p>\n

The partners acquired the 225-acre development site in two separate transactions, for a combined $37.3 million. Land Advisors Organization<\/strong> negotiated on behalf of the sellers, private investors and entities connected to Stotz Farms<\/strong>, public records show.<\/p>\n

The project has a delivery date set for the second or third quarter of 2025 with a development team that includes Ware Malcomb<\/strong> as architect and Hunt Engineering<\/strong>. The total development cost will amount to more than $400 million, according to the Phoenix Business Journal<\/em>.<\/p>\n

In September, the City took into consideration the rezoning and annexation of 230 acres along State Route 85, a parcel which was used for agricultural activities at that time. The developers received the local authorities’ approval this June, which also included $5.8 million in infrastructure costs.<\/p>\n

Upon completion, Buckeye 225 will comprise six buildings ranging from 270,000 to 1 million square feet. The project will take shape in an area between Baseline Road and Southern Avenue and will have one mile of frontage on State Route 85. The industrial park will be 40 miles away from downtown Phoenix.<\/p>\n

The Land Advisors Organization team included CEO Greg Vogel, Head of the Agriculture Land Services Bobby Wuertz, County Advisor and Broker Ben Heglie, alongside Advisor Max Xander.<\/p>\n

Industrial development in the\u00a0West Valley<\/h2>\n

Buckeye and its surroundings is home to several industrial projects, some of them already under development. Crimson Canyon recently received zoning approval for the construction of Rooks Technology Park<\/a>, a 1.6 million-square-foot industrial park that is set to break ground in early 2024.<\/p>\n

The KOREPlex facility is coming online near Buckeye 225. The 1.25 billion battery plant<\/a>, developed by KORE Power, is slated for completion by the end of 2024 or in early 2025.<\/p>\n

The West Valley was also an entry point for Martens Development which broke ground on Mission Park<\/a> in June. The 723,508-square-foot project is taking shape in Buckeye near Interstate 10.<\/p>\n","protected":false},"excerpt":{"rendered":"
