Public affairs firm Locust Street Group <\/strong>has signed a 21,500-square-foot, 12-year lease with Marx Realty <\/strong>at The Herald in Washington, D.C. The tenant will occupy the entire 10th floor and more than half of the 9th floor of the building. Savills <\/strong>represented the tenant, while Avison Young <\/strong>acted as leasing agent for the property.<\/p>\n

Originally constructed in 1923 and renovated in 1997, The Herald spans 114,000 square feet and rises 10 stories. The owner acquired it in 2020 in a $41 million deal<\/a>.<\/p>\n

The building features a 40-seat boardroom, 8,800-square-foot club floor, fitness center and Tesla Y house car. Other tenants at the property include SIOR, FS Vector, CGCN and the Barbara Bush Foundation for Family Literacy, according to CommercialEdge data.<\/p>\n

Marx Realty collaborated with STUDIOS Architecture<\/strong> for the renovation of The Herald, the companies having worked together before on two of the owner\u2019s New York City assets, 10 Grand Central<\/a> and 545 Madison Ave.<\/p>\n

Located at 1307 New York Ave. NW, the historic building is in the heart of downtown Washington D.C., less than a mile from Lafayette Square. It is also near the Franklin Park and offers access to the McPherson Square Metrorail Station.<\/p>\n

Savills\u2019 Senior Managing Director Ken Biberaj, along with Associate Danielle Ferrari, represented the tenant in the agreement. Avison Young\u2019s Principals William Stern and Elijah Barnes led the team that oversaw leasing procedures on behalf of the landlord.<\/p>\n","protected":false},"excerpt":{"rendered":"
