Respondents ranked data, analytics and AI their top focus, followed by marketing and leasing, and operations and maintenance. Among sustainability considerations, they listed energy consumption and water usage first.<\/p>\n\n\n<p><iframe title=\"Tracked Sustainability Metrics in CRE\" aria-label=\"Bar Chart\" id=\"datawrapper-chart-k2Vp5\" src=\"https:\/\/datawrapper.dwcdn.net\/k2Vp5\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"212\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">(function(){function e(){window.addEventListener(`message`,function(e){if(e.data[`datawrapper-height`]!==void 0){var t=document.querySelectorAll(`iframe`);for(var n in e.data[`datawrapper-height`])for(var r=0,i;i=t[r];r++)if(i.contentWindow===e.source){var a=e.data[`datawrapper-height`][n]+`px`;i.style.height=a}}})}e()})();<\/script><\/p>\n\n\n<p>Combined, the 30 firms on the list oversaw nearly 13.5 billion square feet of income-generating properties in 2025. The bulk, more than 12.7 billion square feet, were managed on a third-party basis, while owned commercial properties accounted for 284.6 million square feet.<\/p>\n\n\n\n<p>Dominating the ranking once again, CBRE managed a remarkable 8.4 billion square feet of property last year, more than the other 29 ranked firms combined. Overall, the companies continued to expand their reach, with most increasing their managed square footage by an average of 8 percent year-over-year. That compared to 3 percent average growth between 2024 and 2023.<\/p>\n\n\n\n<p>The bulk of the property management companies had at least three types of assets under management. Industrial properties made up the largest share of the top 30 firms&#8217; footprint, at 4.5 billion square feet. Office assets followed, encompassing more than 3.6 billion square feet, while retail space totaled approximately 1.9 billion square feet. The leading firms also worked with specialized property types grouped under the \u201cOther\u201d category, which accounted for 1.8 billion square feet.<\/p>\n\n\n\n<p>In fact, SmartStop Self Storage led portfolio growth, increasing its footprint by 111 percent to 35.2 million square feet in 2025, up from 16.7 million square feet in 2024. Harbor Group International also saw impressive gains, growing 62 percent year-over-year to nearly 9.7 million square feet under management. BKM Management Co. rounded out the group with a 41 percent increase, bringing its portfolio to 14.4 million square feet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1. CBRE<\/h2>\n\n\n\n<p>CBRE extended its reign at the top for another year. The global firm oversaw 8.4 billion square feet of commercial real estate during 2025, up 9 percent compared to 2024. Industrial properties made up more than a third of the company\u2019s footprint, followed by office assets. CBRE claimed second place on our <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-mortgage-lenders-and-brokerage-firms\/\">2026 Top Commercial Real Estate Finance Firms<\/a> ranking, as well as on the <a href=\"https:\/\/www.commercialsearch.com\/news\/top-commercial-real-estate-brokerage-firms\/\">2026 Top CRE Brokerage Firms<\/a> ranking.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2. Colliers<\/h2>\n\n\n\n<p>Colliers maintained its second-place position for another year. The real estate service firm had a portfolio spanning close to 1.9 billion square feet, marking a 7 percent decrease from 2024. Office properties accounted for the largest share of Colliers\u2019 portfolio, closely followed by industrial facilities.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3. Cushman &amp; Wakefield<\/h2>\n\n\n\n<p>Cushman &amp; Wakefield kept its third place position for another year. With a network of 53,000 professionals, the global company oversaw more than 1.1 billion square feet of commercial real estate space across 8,700 properties. Cushman\u2019s footprint increased 1 percent compared to 2024.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Lincoln Property Co.<\/h2>\n\n\n\n<p>Once again, Lincoln Property Co. secured fourth place, with a portfolio stretching across nearly 637 million square feet. The company increased its footprint by 6 percent compared to 2024. Industrial assets represented the largest segment of LPC\u2019s portfolio, followed closely by office properties.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5. Newmark<\/h2>\n\n\n\n<p>Newmark remained in fifth place for another year. The global real estate services and advisory firm maintained a portfolio of 322 million square feet of commercial real estate, up 2 percent compared to 2024. Office assets made up more than half of Colliers\u2019 footprint, surpassing industrial properties.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-6-stream-realty-partners\">6. Stream Realty Partners<\/h2>\n\n\n\n<p>Stream Realty Partners secured sixth place, overseeing approximately 223 million square feet of commercial real estate space. The real estate service firm increased its reach by 6 percent compared to 2024. Industrial assets made up more than two-thirds of Stream\u2019s portfolio, with office properties comprising another significant segment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-7-transwestern\">7. Transwestern<\/h2>\n\n\n\n<p>Transwestern claimed seventh place with a portfolio of 237 million square feet of commercial real estate space under management. The firm\u2019s footprint decreased 3 percent compared to 2024. More than half of the properties it oversaw were office assets, with industrial facilities representing another large segment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-8-smartstop-self-storage\">8. SmartStop Self Storage<\/h2>\n\n\n\n<p>SmartStop Self Storage secured eighth place, overseeing more than 35 million square feet of storage space. The REIT was the sole company on the ranking focused on a single asset type. SmartStop also more than doubled the size of its portfolio compared to 2024, leading the top companies in portfolio growth.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-9-harbor-group-international\">9. Harbor Group International<\/h2>\n\n\n\n<p>Harbor Group International achieved ninth place with a portfolio of approximately 9.7 million square feet. Aided by 1,600 employees, the 40-year-old company expanded markedly, with its footprint rising 62 percent compared to 2024. The bulk of the properties managed by HGI were office assets, with a small share of retail and industrial space and minor healthcare holdings.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-10-hiffman-national\">10. Hiffman National<\/h2>\n\n\n\n<p>Hiffman National attained 10th place with a management portfolio totaling approximately 90.8 million square feet, down 1 percent compared to 2024. Most of the properties managed by the regional arm of NAI Global were industrial assets. The company also had a significant share of office and retail space.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-methodology\">Methodology<\/h2>\n\n\n\n<p>The Top Commercial Property Management Companies of 2026 ranking utilized self-reported data for all firms. The ranking was calculated using a weighted formula based on a variety of factors, including the total square footage under management, portfolio occupancy, growth over the years, and presence across property sectors, among others. The ranking represents what we feel is a logical balance among firm growth, market share and property diversity.
