Northwood Retail<\/strong> intends to build a 1 million-square-foot office project as part of a shopping center in Austin, Texas, that\u2019s adapting toward office space. The developer, along with Endeavor Real Estate Group<\/strong> and Simon Property Group<\/strong>, has submitted construction filings, which is currently called Domain Block C Office.<\/p>\n

According to public documents, the team plans to demolish an existing parking garage to make way for the new office building.\u00a0Boka Powell<\/strong> was tapped as the project\u2019s architect and Kimley-Horn<\/strong> as the landscape architect.<\/p>\n

The tower is set to rise 307 feet tall over 24 floors, according to the filings, on a 5.1-acre site that\u2019s bordered by Rock Rose Avenue and Palm Way. Tenants will be located within the Domain Northside development that\u2019s home to major retailers such as Apple, Sephora and Nordstrom, as well as several restaurant options.<\/p>\n

A Northwood spokesperson told Commercial Property Executive<\/em> that the company is in the preliminary planning stages for its office tower that will have 400,000 square feet of office space and a 600,000-square-foot garage<\/p>\n

Adding office space into the mix<\/h2>\n

While The Domain was originally built as a retail-centric destination, it has been welcoming office buildings into its space for the past few years. Northwood Retail, who was one of the original developers of The Domain, is mostly known for retail projects. However, the firm built The Domain Northside, a mixed-use development that includes 633,000 square feet of retail space, 125,000 square feet of office space, 563 multifamily units and a 171-key hotel.<\/p>\n

Developers have been active in The Domain submarket recently, despite the volatile economic landscape. In March, Kilroy Realty acquired a 2.9-acre site for a 19-story office tower<\/a> that\u2019s expected to deliver in 2024. Two months later, Hines secured a 320,000-square-foot lease from IBM Corp<\/a>. for its twin, 14-story office building project, which is currently under construction.<\/p>\n","protected":false},"excerpt":{"rendered":"
