Lovett Industrial<\/strong> has commenced construction on two build-to-suit industrial properties that will total 960,956 square feet in Dallas. The buildings are part of the company\u2019s Trinity West Business Park\u2019s second phase. CBRE<\/strong> Executive Vice President Steve Berger is the exclusive leasing agent for the whole project. Arch-Con Corp<\/strong>. serves as general contractor for both buildings.<\/p>\n

Trinity Park West is a 140-acre industrial campus that will bring approximately 2 million square feet to the area. Located at the northwestern corner of Norwich Street and Singleton Boulevard, the development will be composed of three buildings. The first phase  started in 2021<\/a> and consists of the recently completed Building I, totaling 1 million square feet and featuring 40-foot clear heights, 196 dock-high doors, four grade level doors, 264 trailer parking spots and 533 vehicle parking spots. This building is now available for occupancy.<\/p>\n

The two facilities underway are Building II, a 763,960-square-foot, cross-dock facility that will be used by Ryder Integrated Logistics<\/strong>, according to Dallas County public records, and the 196,996-square-foot Building III, a warehouse that was purchased by Dallas County in December 2022, according to the same source.<\/p>\n

Building II will include 36-foot clear heights, 124 dock-high doors, four grade-level doors, 319 vehicle parking spots and 350 trailer parking spots. Building III will feature 78 parking spots, a 135-foot truck court, 32-foot clear heights, 36 dock high doors and four grade-level doors.<\/p>\n

CBRE Southwest Regional Manager Peter Jansen represented Dallas County at the time of the transaction, while Cresa Principal Clint Manning, together with Managing Principals Brad Struck and Darren Woodson, negotiated on behalf of the tenant.<\/p>\n

Lovett’s industrial pipeline in Dallas-Fort Worth and beyond<\/h2>\n

The second phase of Trinity West marks the company\u2019s fifth industrial project in the Greater DFW area. Other nearby developments include Lovett 25 Logistics Park, Texport Logistics Center, Wylie Business Park and Innovation Ridge Logistics Park, a 1.1 million-square-foot project<\/a> in Forney, Texas. The latter, which broke ground in late 2022, received a $66.7 million construction loan originated by Simmons Bank, and will include three speculative Class A buildings.<\/p>\n

One of the company’s biggest projects is Interchange 249, a 240-acre master-planned industrial park<\/a>, developed in partnership with Clarion Partners, set to encompass more than 3.1 million square feet across 10 buildings in Tomball, Texas, near Houston. Lovett is active in several other U.S. markets and currently has nearly 14.7 million square feet of completed and under construction space, with 9 million square feet in planned projects, according to the company.<\/p>\n","protected":false},"excerpt":{"rendered":"
